Vidal/Wettenstein, LLC represents Brooklyn, NY based Company Eur-Pac Purchases in 112 Porter Street, Waterbury Waterbury, CT Scott Zakos an associate of Vidal/Wettenstein, LLC a Fairfield County based Commercial Real Estate firm, announced the sale of the 15,000 SF industrial building. Eur-Pac established in 1947 by Allen Rand, is a prime contractor and supplier to the United States Governments Defense Departments, Specializing in electrical & hydraulic assembles, part kits, and military packaging. The company is now run by Peter and Richard Rand, who have decided to relocate their business as well as their residences, to Connecticut. Eur-Pac will be bringing fifteen to twenty jobs to the Waterbury area. Randy Vidal, SIOR and Scott Zakos of Vidal/Wettenstein, LLC represented Eur-Pac, who acquired the building through a 1031 tax-deferred exchange. Bob Bowden of the R. Calabrese Agency represented the seller of the former Waterbury Foundry, Nardozzi Realty Company.

Milford: Scott Zakos of Vidal/Wettenstein, LLC announced today that Contractors Direct has signed a lease for 4,000 square feet at 29 Eastern Steel Road, Milford. Contractors Direct has operated in Bridgeport for the past eight years and plan, to occupy the space in February 2001. This move gives the company, a major distributor of tools and equipment to tile contractors, a more efficient space in a location which will attract more business. Scott Zakos represented the tenant and Bill Clark of The Geenty Group Realtors represented the landlord, Connors Realty, LLC. The terms of the lease were undisclosed.

market trends and networking with 900 real estate professionals from around
the wand highlight professional conference of the Society of Industrial and
Office REALTORS Easton, CT December 2000 - Bruce Wettenstein, SIOR, a commercial real estate professional with Vidal/Wettenstein, LLC of Westport, CT recently attended the Annual Fall Professional Conference of the Society of Industrial and Office REALTORS® in Denver, Colorado. The Society, based in Washington, D.C is an international professional organization of 2,700 commercial real estate professionals, 1,950 of whom have earned the coveted SIOR designation, which stands for “Specialist, Industrial and Office Real Estate.” Wettenstein, an SIOR for 12 years, is a specialist in industrial property. The
conference theme, “Beyond the Summit: Revolutionizing Commercial Real
Estate,” was a natural, said Mr. Wettenstein - “and not just because the
meeting was located in the foothills of the Rockies.” “Times are as good as they can be in office and industrial real estate,” he explained. “At the same time, Society members who have earned the SIOR designation are by definition at the top of their field. Our goal, as members of the Society, is to go beyond today’s prosperity and gear up for the revolution that is sweeping the economy and commercial real estate. said educational sessions during the Oct. 28 to 30 conference focused on
‘Web-Based Site Selection,” “Tenant Representation,” “Warehouse
Site Selection” “Marketing for the New Millennium,” “International
Brokerage Opportunities,” “Leading Edge Presentation Techniques,” and
“Fiber Optic Connectivity Issues for Users and Owners.” Mr. Wettenstein said one educational session by Univ. of
North Carolina Prof. Jim Smith — entitled “Gloom, Doom, and then the
Long Boom” — was a non-consensus view of the next turn in the economy. The conference also marked the kick-off of an ENERGY STAR® alliance between the U.S. Environmental Protection Agency and the Society, said Wettenstein. Through the alliance, the EPA will produce SIOR ENERGY STAR courses that arm SlORs with expertise in the art and science of saving energy in buildings. “The goal is to enhance environmental quality and improve the bottom line of real estate,” said Bruce. Recipients of the SIOR ENERGY STAR certification are commercial real estate “energy experts,” qualified to advise their clients in energy saving techniques and much more. The Society also unveiled plans to move its highly respected annual study of commercial real estate — Comparative Statistics of Industrial and Office Real Estate Markets — to the World Wide Web. “We will forego the printed version and offer the year 2001 edition solely on the Web,” said Wettenstein. “This will make the data more widely available to the commercial real estate community and will broadly demonstrate the local market expertise of SIOR professionals.” The
study for 2001 will be released early next year and will include analyses
and forecasting by John L. Glascock, Ph.D., a professor at The George
Washington University. The data for the new study are being gathered right
now. Since 1980, Society members have compiled data on office and industrial
property conditions for local markets across the country and since 1986 from
around the world. Last year’s study reported on the performance and
outlook of 128 office markets and 136 industrial markets throughout the
United States as well as markets in Canada, Mexico, South America, Africa,
Europe and Asia. “This
is the most comprehensive market survey of both office and
industrialproperties,” said Wettenstein. Networking
was an important part of this conference of 900 attendees.
Mr. Wettenstein said, “The SIOR membership represents a powerful network.
SIORs work in 800 offices in 450 cities worldwide and this broad web
greatly benefits our clients — owners, developers and tenants. By having
SIOR designees on both sides of the transaction, clients benefit from the
professionalism, market knowledge and high standards of ethics that
distinguish the practice of an SIOR designee.” During
the conference, the Society illustrated the power of the SIOR network by
presenting the annual “Cooperative Transactions” awards. Sixteen SIORs
were honored highlighting transactions in which Society members participated
on both sides of a commercial real estate transaction, working with each
other to benefit their clients. During
2000, more than 450 Society members participated in at least one cooperative
transaction. Altogether, they sold or leased through cooperative
transactions more than 24.5 million square feet of property, for a total
dollar volume in excess of $854 million. SIOR

in commercial real estate and form an elite global network of commercial
real estate practitioners. SIORs are top producers who must be recertified

Norwalk-- Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that Educational Innovations, Inc. has executed a lease for the main level of 362 Main Avenue in Norwalk, Connecticut. The company will relocate from Greenwich where it has been located for the past 7 years. The company’s corporate offices, administration, and scientific products divisions will be completely moved by July of this year. Educational Innovations, Inc. has leased 9,008 square feet of the building, which is a total of 20,000 square feet. This lease brings the occupancy of the facility to 100%. The occupant in the lower level of the building is the owner, ASW Management, Inc.. Terms of the lease were not disclosed, although the length of the lease was for ten years. According to Mark Strauss and Ron Perkins, cofounders of Educational Innovations, Inc., the move is a key element of El’s strategic plan and will allow the company the room it requires to expand over the next critical years. Stratford -- Vidal/Wettenstein is pleased to announce that the former Bargain News facility at 720 Barnum Avenue Cut-Off in Stratford has been sold. The sales price was not disclosed. The 3 level office building is 17,400 square feet in size. A portion of the main level and the entire 3rd level will be available for lease. The new owner will occupy the balance of the space. The building was once the home of the Bargain News. In 1998 the newspaper relocated their offices to a 41,000 square foot office facility in Trumbull. The company which has its main production facility on Harral Avenue, required more space and was fortunate to be able to purchase the property directly across the street. The 36,000 square foot building sold for an undisclosed amount. The building had been occupied by Wyrepak which recently moved to a leased facility in North Haven. The firm which is presently in Shelton, will eventually relocate their corporate offices, and administration, to the facility by early 2000. CET will construct additional 2nd level space to the existing 7,250 square foot building, to accommodate their requirements. The sales price was $500,000.00. The building was originally built and formerly occupied by MICA Corporation. The company outgrew the facility and recently relocated to a new 25,000 square foot building in Shelton. TOWN FAIR TIRE EXPANDS TO NEW FACILITY Fairfield Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Town Fair Tire will be relocating to Fairfield Plaza, a new retail center presently under construction on Kings Highway in Fairfield, Connecticut. The company is presently located on the opposite side of the street, in an older and much smaller facility. They are moving to increase their size and inventory capabilities. Town Fair will occupy 6,000 square feet, while the plaza will be a total of 38,000 square feet. AMHealth Group Leases in Stratford Stratford -- Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that AMHealth Group, Inc., has executed a lease for space at 60 Watson Boulevard in Stratford, Connecticut. The firm will relocate the companies corporate offices, administration, and pharmaceutical division to brand new offices which will be completed by August. AMHealth has leased 7,425 square feet of the building, which is 81,000 square feet in total. This lease brings the occupancy of the facility to 100%. The main occupant is the owner, Blase Manufacturing. The term of the lease is for seven years. The AMHealth Group was formed in 1997 with the merger of Genox Homecare, Collins Pharmacy and Collins I.V. Care. AMHealth is the largest independently owned provider of Ancillary Medical Healthcare services in the State, including home medical equipment, respiratory therapy, home infusion therapy and specialty pharmaceutical services. According to Jack Collins, Chairman of the AMHealth Group and President of Collins I.V. Care, "This move will permit us to consolidate our administrative and billing functions while allowing our home infusion therapy division to double in size and to accommodate future growth. With the departure of Collins I.V. 53,000 s/f in downtown Bridgeport to Hall Neighborhood House Wettenstein of Vidal/Wettenstein and Scala of Century 21 Broker Sale Bridgeport -- Vidal/Wettenstein announced today that the sale of 500 State Street and 430 Courtland Avenue in Bridgeport, Connecticut has been completed. Both buildings were sold to Hall Neighborhood House for $3,500,000. The buildings are contiguous on 2 acres of land, and were both owned by the same partnership. 500 State Street is a 21,000 square foot two story building, and once housed the Conklin Tobacco Company, Wright Investors, and most recently, the State Labor Department. 430 Courtland Avenue is a 32,000 square foot building and is partially occupied by the FBI, State Labor Department and AIC. The tenants will be allowed to remain until their leases expire. Hall Neighborhood House is the largest child-care provider in Fairfield County and provides day-care for about 1,000 youngsters at 11 sites citywide. Vidal/Wettenstein brokers sale of Dow Corning facility
BOCK USA, INC. PURCHASER It was announced today that Vidal/Wettenstein, LLC has sold the Dow Corning facility in Monroe, Connecticut. According to Bruce Wettenstein, SIOR and partner with the firm, the property which sold for $2,150,000, will be occupied sometime in May. The buyer was Bock USA, Inc., and is based in Postbauer-Heng, Germany. The company’s local affiliate, Amotek/LUSA, presently in Bridgeport, will be relocating to the Monroe facility. The 47,000 square foot building will be used for the manufacturing, assembly and distribution of office chairs. According to Ken Cohen, President of Bock, USA, "A common ownership was formed between both American and German companies to enhance their business. BOCK, USA is a plastic injection molding company focused in the seating industry. Amotek/LUSA is a mid sized finished chair manufacturer which produces and finishes the product for distribution. The firm will be installing "State of the Art injection molding machines. We are very happy to be relocating to Monroe." Mr. Cohen said. Dow Corning had originally been located in the Trumbull Corporate Park and in 1990 relocated to 594 Pepper Street in Monroe. The company decided to consolidate its silicone rubber division into it’s facilities in Kendallville, Indiana and Walnut, California. Vidal/Wettenstein, LLC Lists Stratford Property for Sale It was announced today that Vidal/Wettenstein, LLC, located in Westport, Connecticut, has been given the assignment to market the Mica Corporation facility for sale. The building which is on Lupes Drive in Stratford, is 7,250 square feet. It is presently owned and occupied by the Mica Corporation which has plans to relocate to a new 25,000 square foot facility under construction in Shelton. The moving date is set for May 1st of this year. The firm is a leader in the production of water borne primers and coatings for the packaging industry. LAW FIRM MOVES TO 1000 LAFAYETTE BOULEVARD, BRIDGEPORT, CONNECTICUT
Bruce Wettenstein, SIOR and partner with Vidal Wettenstein, LLC, announced that the law firm of Adelman, Hirsch, Neuman PC, has recently moved their practice to 1000 Lafayette Boulevard in Bridgeport. Terms of the lease were not disclosed, although the size of the space was noted to be about 2,900 square feet. 1000 Lafayette is a 215,000 square foot modern office tower, just a few blocks from the State, Federal and Municipal courthouses. The building is the newest office facility to be constructed in Bridgeport in recent times. Many other legal and accounting firms are located within the facility. R. D. | A S R PURCHASES BRIDGEPORT PROPERTY It was announced today that A S R Enterprises has purchased an industrial building in Bridgeport, from DeCola Enterprises. The property was formerly used by Jimmy DeCola who recently relocated to a larger facility. A S R was located in Stamford and required a larger facility for their use. According to Chris Barcello, President of A S R, "The company has 2 divisions, American Stump Removal and American Tank Removal." American Stump Removal has been removing tree stumps in Fairfield and Westchester County for the past 10 years. American Tank Removal is a complete remediation company which is involved in residential home heating oil tank removal and contaminated soil remediation. DIANON SYSTEMS EXPANDS STRATFORD FACILITY Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein, LLC announced today that DIANON Systems has expanded their warehouse facility in Stratford. The lease was for an additional 10,500 square feet, bringing their total warehouse space at the 1795 Stratford Avenue facility, to 15,000 square feet. Terms of the lease were not disclosed other than the length of the lease, which is for 5 years. DIANON Systems provides a full line of anatomic pathology testing services and a number of genetic and clinical chemistry testing services to patients, physicians, and managed care organizations throughout the United States. NORWALK LAND IS SOLD TO TRANSPORTATION GROUP In what is called one of the most unique transactions caused by the Internet, the Norwalk Transit Company has purchased 4.25 acres of land in Norwalk for $2,550,000. The sale was brought about by a Web page that Vidal/Wettenstein, LLC has on the internet. The Transit Department had contracted with a New England based engineering firm whose specialty is procuring sites for transportation companies. They had looked on the internet for commercial brokers in the Norwalk area, and found Vidal/Wettensteins web page. Bruce Wettenstein, SIOR received a call and after a lengthy analysis of the Norwalk market, discovered that Sal Buono, SIOR of Cushman & Wakefield had a site that his firm was representing for sale or a build to suit. Within 3 weeks, a contract was negotiated, contingencies met, and the closing took place on December 31, 1998. VIDAL/WETTENSTEIN CHOSEN It was announced today that Vidal/Wettenstein, LLC has been chosen as the commercial real estate brokerage firm to handle the sub-letting of space for the Sodexho Services facility, located in the Trefoil Industrial Park in Trumbull, Connecticut. According to Andy Wuchek, Manager of Facilities, "Some or all operations located in Trumbull, will be transferred to other locations. "The firm asked us to find a tenant which would take over the existing space for the remaining term of their lease, and possibly remain on for many years in the future." he said. Sodexho which was formerly Trusthouse Forte, had occupied the facility in 1988. The company specializes in food service management. The building is a 20,200 square foot 2 story building that is fully sprinklered, air conditioned, and has in addition to the office area, a fully functional kitchen. There are loading docks and an open high bay area for assembly and production. The Trefoil Industrial Park was originally designed by the American Trading Company, and recently sold to another development company. Vidal/Wettenstein, LLC & Fischer Commercial Co-Broke transaction Phillips Pump, LLC moves to Bridgeport It was announced today that Phillips Pump, LLC has relocated its production and office requirement to Bridgeport. The company was previously on Water Street in Norwalk and had been there for over 15 years. The President of the company, Pat Crossin who is a Bridgeport Alderman, said the location on Lindley Street is by far, a much better facility. Although the space is approximately 3,600 square feet, actual terms of the lease were not disclosed.
