Vidal/Wettenstein Brokers Sale - ACME United Sells Bridgeport Property

December 2008, Bridgeport, CT -- Vidal/Wettenstein is pleased
to announce the firm has brokered the sale of the Acme United Property
located at 459 Knowlton Street in Bridgeport, for $2.5 million. The
purchaser was B & E Juice, Inc., presently leasing space in Bridgeport
at the former American Fabrics complex. Situated on more than 4.5
acres of land, the building was once part of a massive industrial
complex that produced millions of scissors and other cutlery products.
The original structures were demolished and what remains is a 38,000
square foot modern warehouse which will be used by B & E Juice. The
company is a distributor of beverages including such national brands

Gault Companies of Westport purchases 315 Seaview Avenue Bridgeport CT
August 2008, Bridgeport, CT -- Vidal Wettenstein is pleased to
announce the sale of 315 Seaview Avenue Bridgeport to the Gault
Companies of Westport. The property consists of 6.7 Acres of land and
a 60,000 square foot high bay industrial building. Formerly known as
the Cilco Terminal and thereafter as part of the Coastline Terminal
operations. The value of the sale was $2,600,000.
The remaining Coastline Terminal property is at 535 Seaview Avenue and
has 80,000 square feet of high bay refrigerated distribution and
warehouse buildings with 1,000 feet of deep water dockage resting on
20 acres of and is currently being courted by several interested
parties from throughout the region.
Gault is a family owned full service heating oil business in Fairfield
County. Also, a supplier of mason and landscape products. The history

July 2008, Stratford, CT--Randy Vidal, SIOR of
Vidal/Wettenstein recently completed an exchange on behalf of ESCO. A
worldwide supplier to the funeral industry. ESCOs former location at
1370 Honeyspot Road Extension in Stratford was acquired by Millers
Hallmark Stores of Connecticut. Relocating from Stamford to establish
a 20,000 square foot distribution facility central to their store
locations. Miller was represented by Mark Beaudry, SIOR of Beaudry

ESCO acquired their replacement property. A 19,540 square foot
manufacturing building located at 5 Colton Lane East Lyme. Formerly
used to manufacture a line of Hunter sailboats.

Stratford, CT--20 Hathaway Drive, LLC. has purchased the property at
20 Hathaway Drive. East Coast Sensors, Inc. and Industrial Electric Sales,
Inc. formerly of Fairfield took occupancy of the 8,000 square foot
facility in May of 2006. Their Fairfield property was sold to Al Kleban
who has demolished the building to make way for a retail establishment.
The Stratford building, which had previously been the home to a printing
company, sold for $675,000.
The building suited East Coast Sensors, Inc. and Industrial Electric
Sales, Inc. need for more space as their businesses continue to grow. The
property offers nearly three times the square footage they formerly
occupied and is in a good location off exit 30 on I-95. Gary Heid,
President of East Coast Sensors, Inc. has found the space perfect for his

Road in Milford has been sold for $1,400,000 or $60 per square foot. The
three story office building is 24,000 square feet on approximately .78
acres. The building has housed a variety of office tenants since 1989.

Brazilian airline

Wettenstein, LLC a local commercial real estate firm has sold 25 Rachel
Drive, Stratford to CHS Realty. CHS Realty an affiliate of Commercial
Heating Supply, purchased the industrial facility at 25 Rachel Drive in
Stratford, CT, from Mr. Ernest Bodnar for $1.1 million, or approximately
$84 per square foot.
Built in 1970, the building measures 13,058 square feet on a little less
than a half-acre. Commercial Heating Supply was the property's sole tenant
at the time of purchase. It will continue occupying the building as a
distribution center for its products.

Corporate Mailing Services acquires 15,550 square feet in Shelton

January 16, 2008, Shelton, CT--Scott Zakos, Partner of Vidal
Wettenstein, LLC announced Corporate Mailing Services LLC has acquired the
15,550-square-foot industrial facility at 8 Forest Parkway in Shelton, CT,
from 8 Forest Parkway LLC for $1.75 million, or roughly $113 per square
foot.
Built in 1987, the building sits on 2.75 acres and features two loading
docks and levelators and 13-foot ceiling heights. The property was
originally developed for leather goods manufacturing firm Crookhorn Davis
Inc., which owned and occupied the building until selling it last year to
a local investor for $1.25 million.
