Bodine Assembly and Test Systems Relocates to Shelton

December 2007, Shelton, CT--Randy Vidal, SIOR of Vidal Wettenstein LLC is pleased to announce the relocation of Bodine Assembly and Test Systems, a division of Assembly & Test Worldwide to 230 Long Hill Cross Roads Shelton Connecticut. The engineering, sales and testing departments will occupy 9,000 square feet. Manufacturing will be located in Lebanon, Ohio.

Bodine Assembly and Test Systems were founded in 1932 by Alfred Van Sant Bodine. Headquarters were located in Bridgeport with operations in Europe and Asia.

Bodine Assembly and Test Systems is a recognized leader in automated assembly technology. Bodine designs and builds a spectrum of automated assembly solutions ranging from fully integrated production systems, turnkey assembly and test systems to simpler high-speed stand-alone machines and lean cells.

Vidal/Wettenstein brings to 100% occupancy

TMC Services Leases in Monroe

December 2007, Monroe, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that TMC Services, Inc., has taken the last available unit at 127 Enterprise Drive in Monroe.  The new 4,000 square foot space will be used for offices and storage of the material used in their business, including the fleet of vehicles.  TMC is one of New England's leading full-service environmental contracting companies. They are known throughout the region for providing environmental, construction, and abatement services to owners, general contractors, engineers, and municipal and government agencies.

The building was built and owned by Todd Gay, owner of Landscaping Unlimited.  In addition to TMC, there are two other tenants in the building.  Todd is planning construction of an additional 8,000 sq/ft which Vidal/Wettenstein will market for lease.  Attorney Will Rogers of the Sugarbrook Law Center in Newtown represented Mr. Gay.  TMC Services used their in house counsel.  Bruce Wettenstein, SIOR was the listing broker and represented TMC.

Atlantic Closet Relocating to Monroe

October 2007, Monroe, CT-- Atlantic Closet of Derby will be relocating to 200 Main Street in Monroe.  The company will be joining Bulls Head Printer, Synergy Systems & KSV Medical Instruments as tenants in the newly constructed building.  The company The 200 Main Street building was completed 6 months ago and is already one third occupied.  Presently 18,000 square feet remains available.  Occupancy is scheduled for October of 2007. 

The building is owned by Mark Sippin.  The Sippin family has numerous properties in Monroe and this new facility continues to add quality space to the family portfolio.  All of the units are air conditioned, have either a dock or drive in door, and are being offered in sections of 2,000 square feet and up.  Bruce Wettenstein, SIOR is the listing broker and negotiated the terms and conditions of the lease for Atlantic Closet. Gregory Swindon and Michael Reinhardt are the owners of Atlantic Closet and were represented by Attorney Gary Seymour of Shelton.

Lewis of Vidal Wettenstein Sells Norwalk Retail Property

September 2007, Norwalk, CT-- Vidal/Wettenstein LLC, a Westport-based commercial real estate firm since 1968, announces the recent sale of 490 and 508 Westport Avenue, Norwalk, CT. This 2.84 acre retail property with 55,000 sq. ft. of improvements on site sold for $9,600,000. The Seller was NRC Realty, LLC and Five Zero Eight Westport,LLC, and the Buyer was Sackett Norwalk 490 LLC and Sackett 508 LLC. Robert Lewis, Partner with Vidal Wettenstein LLC was the sole broker in this transaction. 35 Courtland Street in Bridgeport Sells

 

July 2007, Bridgeport, CT --It was reported today that 35 Courtland Street was sold to a New York-based real estate investment group. The two-story, 31,600 square foot modern office building, situated on 1.06 acres is located in Bridgeport's central business district. The property is across from the Federal Court House and the corporate offices of the Connecticut Post.

The owners intend to upgrade and reposition the property as a mixed-use office and retail complex. According to Fred Frassinelli, broker for the buyer, "35 Courtland Street/430 State Street is excellently located for office tenants requiring near by highway access, 25/8 access ramp and I-95; secure on-site parking and close proximity to all of downtown Bridgeport's amenities and services".

Vidal/Wettenstein, LLC Sells Bridgeport Property

J W Eskew Design Relocates

July 2007, Bridgeport, CT-- Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein announced today that the J W Eskew Design Company has purchased a building and relocated to 187 Monroe Street in Bridgeport. The building is a 10,000 square foot block and steel building and will be used for a wood working company. The price was $565,000.

Counsel for the seller was William Fitzpatrick of Fitzpatrick Fray & Bologna, Fairfield, and counsel for the purchaser was Adam Shline. Bruce Wettenstein, SIOR negotiated the sales transaction for both parties.

Vidal Wettenstein, LLC sells Milford Building

July 6th 07 Milford, CT-- Scott Zakos, Partner with Vidal/Wettenstein, LLC announced today that 142 Old Gate Lane in Milford has been sold for $320,000 or $220 per square foot. The building is 1,450 SF not including a full basement on approximately three quarters of an acre. The building was previously used as a hair salon and will be converted to general office and located across from the 125 Old Gate Lane business park and the developing Old Gate area.  Zakos represented both sides of the transaction.

Graphic Management Partners expanding to Stratford

June 07, Stratford, CT-- Bruce Wettenstein, SIOR & partner with Vidal/Wettenstein, LLC announced today the 120 Feeley Street property in Stratford Connecticut has been sold to Graphic Management Partners.  The building is 18,500 square feet and will be used for the commercial printing business which is the same type of use it had in the past.  Graphic Management Partners is owned by Jim Coyman and Anthony Corrado of Port Chester.  GMP has been in the commercial printing business for 25 years, and decided to expand into the Fairfield County region to continue the firm's growth.  

The sellers of the property, George and Nick Fatse were represented by Attorney Andrew Cretella of Trumbull, and the purchaser, GMP was represented by Attorney Joseph Egan of Ridgefield.  Bruce Wettenstein, SIOR negotiated the terms and conditions of the sale.

Milford Medical Office Building Sells

April 20th  07 Milford, CT-- Scott Zakos, Partner with Vidal/Wettenstein, LLC announced today that 2080 Bridgeport Avenue in Milford has been sold for $742,500 or $108 per square foot. The Medical Office building is 6,860 square feet on approximately half an acre. The building is currently used as a medical office building, located across from Milford Hospital and the Milford Green.

The sellers, 2080 Bridgeport Avenue LLC were represented by William Clark and Kevin Geenty, SIOR of The Geenty Group Realtors in Branford. The purchaser, Bastarache Properties was represented by Scott Zakos, of Vidal/Wettenstein.  Zakos said "His company will be marketing approximately 3,200 Square feet of available space in the building."  The new owner will be making improvements to the building.

Downtown Westport Medical Building Sells

 

 

April 2007, Westport, CT--Vidal/Wettenstein LLC, a Westport-based commercial real estate firm since 1968, announces the recent sale of The Stonebridge Medical Arts Building in downtown Westport, CT to Imperial 32 Holdings, LLC.  This attractive 5,600 sq. ft. 2-story building located at 32 Imperial Avenue, and situated on Dead Man's Creek, sold for $2,075,000.  Robert D. Lewis, a Partner in the firm was the sole broker involved in this sale/leaseback transaction.

Vidal/Wettenstein, LLC & H. Pearce Company Negotiate 2,500 SF Lease

 

April 2007 Milford, CT-- Scott Zakos, Partner of Vidal/Wettenstein, LLC, exclusive broker for 121 West Main Street, Milford announced that AMSplus Inc. has leased 2,500 square feet.  The tenant was represented by Paul Roy of the H. Pearce Company.  Amsplus Inc. is a medical billing and management solutions company that based out of Massachusetts.  Zakos said "the building will still remain 100% occupied."

 

AMS will occupy the space immediately as they will take over the space formerly occupied by Impliant Ltd. Other tenants include a computer software company, insurance, and other service oriented businesses.  The building is a total of 12,150 square feet located in the center of Milford convenient to the train station, court house, I-95 and the Merritt Parkway.                          

 

The owner of the building is 121 West Main Street, and is pleased the building is full with the amount of office vacancy in the area.  The terms of the lease transaction were not disclosed.

Norwalk Building Sells for $1,100,000

March, 07 Norwalk, CT- Bruce Wettenstein, SIOR of Vidal/Wettenstein, LLC is pleased to announce that the 21 South Street building in Norwalk has been sold.  21 South Street LLC purchased the 8,500 square foot building for $1,100,000.  The property is over half an acre and is zoned business 2.  The building had been formerly occupied by Atlantic Fluidics for over 30 years.  Bruce Wettenstein, SIOR of Vidal/Wettenstein, LLC was the listing broker and represented the purchaser.

State DOT Contractor Locates state DOT Field Office in Wilton

March, 07, Wilton, CT --Vidal/Wettenstein, LLC associate Christopher Holroyd announces that Tilcon Connecticut Inc. has leased approximately 2,200 square feet at 372 Danbury Road in Wilton for a state of Connecticut Department of Transportation (DOT) field office.

Tilcon's Construction division won a state DOT contract for the reconstruction of Route 7 in Wilton worth approximately $35 million, one of the Construction division's largest contracts ever won.  The state has designated nearly three miles of reconstruction on Route 7, of which the DOT office will be centrally located.  The project includes approximately 65,000 tons of asphalt, which will originate from a Danbury plant, 4,000 yards of cast-in-place concrete for two bridges and 7,000 feet of 12-inch diameter of water main replacement.  Tilcon will hire various subcontractors for portions of the work and Tilcon's Construction Estimator Vinnie DiBerardino will manage the project.  The Route 7 project is slated to be completed in 2009.

Holroyd represented the tenant while Jackie Pinyan-Durels and Joshua Gopan of GVA Williams represented the owner.  Terms of the lease were not disclosed.

KitchenMax Purchases Bridgeport Property

 

March, 07, Bridgeport, CT --Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that KitchenMax, LLC of Shelton has purchased a Knowlton Street property in Bridgeport for their kitchen cabinet manufacturing company. The buildings were formerly owned by S & G Mold and Die Company, a tool and die business that had been in the facility for over 20 years. KitchenMax formerly Rob & Henry Cabinetry of Fairfield will be expanding their production line of kitchen cabinets in the new facility sometime in April. The property sold for $440,000 and is 6,625 square feet on half an acre.

Bruce Wettenstein, SIOR & partner with Vidal/Wettenstein represented Marcin Bogucki & Henryk Bogucki, purchasers of the property and owners of KitchenMax, and Peter Vimini of Vimini Associates was the listing broker. Counsel for the seller was Howard Elstein of Elstein & Elstein and for the purchaser, Richard Volo of Derby.

Robert Lewis of Vidal/Wettenstein Leases Space in Darien

March 2007, Darien, CT - Robert D. Lewis, Partner with Vidal/Wettenstein, LLC, announced the leasing of 8,716 square feet of space in the Bank of America Building located at 1120 Boston Post Road in Darien, CT. As exclusive agent for the owner, F&F Management, Mr. Lewis was responsible for the leasing of 7,016 square feet of second floor office space to the Patriot Group, an asset funding company relocating from another Darien location. The Patriot Group was represented by Robert Gillon Jr., President of Signature Group, LLC.

Lewis also represented the owner in the leasing of 1,700 sq. ft. of office space on the first floor of the building to Metroflor Corporation. The tenant, represented by David Fugitt of John D. Hastings Co., is a high end floor covering manufacturer, with their corporate headquarters in Norwalk, CT.

There is currently another 7,610 sq. ft. of readily available space at this well located, attractive office building directly adjacent to the southbound I-95 exit 11 ramp.

KELLER WILLIAMS RELOCATES TO TRUMBULL

February, 2007, Trumbull, CT --It was announced recently that Keller Williams Realty has relocated its office to 132 Monroe Tpke in Trumbull, Connecticut. The company leased 4,600 sq/ft of office space on the main level of the building. The balance is occupied by Trumbull Pediatrics and the accounting firm of Parkinson & Associates. According to Bruce Wettenstein, SIOR, the building still has available a 2,100 sq/ft vacant section on the upper level.

Keller Williams Realty is the 5th largest residential real estate firm in the nation, and services Trumbull, Monroe, Easton, and Fairfield. The Trumbull office has signed on approximately 100 real estate agents.
