Law Firm to Occupy 3,900 Square Feet at 320 Post Rd West

December 4, 2006, Westport, CT –Cohen and Wolf, P.C., a leading Connecticut law firm, has signed a 10-year lease to take office space at 320 Post Road West in Westport. The firm has maintained an office in Westport since 1996 and this move will substantially expand the firm’s office space to 3,900 square feet. At least three resident partners together with firm associates will occupy the space. Terms of the lease were not disclosed.  Occupancy is scheduled for the second quarter of 2007.  

Founded in 1951, Cohen and Wolf, P.C. provides a wide range of sophisticated legal services to leading businesses, organizations and individuals, both regionally and nationally.  The firm has more than 40 lawyers based in three Connecticut offices: Bridgeport, Danbury and Westport.

Baldwin Pearson Co, Inc. & Vidal/Wettenstein Co-Broke sale

  BOSTON AVENUE INDUSTRIAL PARK BUILDING SELLS

November 2006, Bridgeport, CT –It was announced today that the Alimak Hek Company has sold its property located in the Boston Avenue Industrial Park to Anthony Geraci.  The property consists of two buildings totaling 38,000 sq/ft on 2.91 acres of land.  The sales price was $1,350,000.00. 

Alimak Hek had been in the park since its inception in 1979 and had used the buildings for their offices and prep work on their product.

Alimak Hek Group is the world‘s leading supplier of mast climbing equipment and added value services for both temporary and permanent installations providing the most cost efficient, reliable, and flexible vertical access solutions for people and materials in the construction and general industry. The Alimak Hek Group is jointly owned by two private equity companies, 3i plc (UK) and Ratos AB (Sweden).  The Alimak Hek headquarters are located in Stockholm, Sweden.

Vidal/Wettenstein Represents Netc in Purchase of Three Flex Condominium Units

November 2006, Milford, CTChristopher Holroyd of Vidal/Wettenstein, LLC announced that Netc, LLC has purchased three new flex-condominium units at 100 Corporate Drive in Trumbull from Corporate Drive Business Park, LLC.  The total square footage of the units is 4,920 and will be used for the company’s assembly, storage and distribution needs and administrative offices.  The total price for the turnkey units was $1,000,000.

Netc, The Media Barcode Label Experts™, specializes in providing customers with desktop software solutions for creating quality, just-in-time media barcode labels. 

According to Joe Stonoha, owner of Netc, “The units provide an attractive and functional setting for our business.  We were able to customize the space to fit our needs and ensure we can continue to expand our business.”

Zakos of Vidal Wettenstein Negotiates $5,225,000 Sale Milford Landmark Building Sold

 

November 2006, Milford, CT—Scott Zakos, Partner of Vidal Wettenstein announced the sale of Harbor Towers, located at One New Haven Avenue long known in Milford as a destination retail and professional building has been sold to Harbor Towers Realty Associates, LLC.. The property was purchased for $5,225,000 as an investment with the potential of added value in the future.  Originally built in 1988, the property was acquired by Ray Bastarache / Bastarache Properties, LLC in 1994 from the FDIC for $50,100 and redeveloped as a mixed use property.  Harbor Towers is a three story, twenty six thousand square foot building, with a two level parking garage with one hundred and three spaces. Currently the building is one hundred percent leased, and offers a great downtown location with parking and convenience to the Milford green and train station.

Vidal/Wettenstein Represents NutriScience Innovations in Trumbull Purchase

October 2006, Trumbull, CT--Christopher Holroyd of Vidal/Wettenstein, LLC announced today that NutriScience Innovations, LLC has purchased a building at 2450 Reservoir Avenue in Trumbull from Steve Brennan.  The building is 4,431 square feet and will be used for the company’s administrative offices and storage.

NutriScience Innovations, LLC is a leading global supplier of high quality nutritional and food ingredients.  According to Jacob Pallathra, owner of NutriScience, “The building and location suited our business objectives.  And, we look forward to a long and successful stay in Trumbull”

Vidal/Wettenstein sells property for $1,250,000

October 2006, Shelton, CT--It was announced today by Vidal/Wettenstein, LLC that the 8 Forest Parkway facility formerly occupied by Crookhorn Davis Company has been sold to 8 Forest Parkway LLC for $1,250,000.  The purchaser is comprised of a group of investors that intend to lease the facility to a future tenant.  Scott Zakos of Vidal/Wettenstein will be handling the leasing activity. 

The property consists of 15,550 square feet of modern air conditioned space on 2.75 acres of land, allowing future expansion on the site.  Crookhorn Davis had been one of the premiere leather good manufacturers of quality belts and wallets.  Prior to the listing of the property for sale by Vidal/Wettenstein, the company had liquidated it’s inventory and held an auction for the equipment and residual product.

Vidal/Wettenstein Leases Office to ICA Communications Arts


 

October 2006, Fairfield, CT -- Vidal/Wettenstein, LLC announces that ICA Communications Arts has leased approximately 1,100 square feet for its new office located in the White Birch Plaza, 2452 Black Rock Turnpike, Fairfield.

ICA has two divisions – ICA Strategic Communications and ICA Creative. ICA Strategic Communications is a comprehensive public relations company that services a world-class group of regional, national and international clients across a variety of industries including corporate, technology, entertainment, and non-profit.

ICA Creative is a placement firm that specializes in locating, evaluating and placing creative talent in the postproduction and broadcasting industry.

VISHAY LISTS EXCESS LAND FOR SALE

September 2006, Monroe, CT -- Vishay Intertechnology, Inc., has listed for sale, an excess parcel of land adjacent to its manufacturing facility in Monroe Connecticut.  Vidal/Wettenstein LLC will be responsible for the marketing of the parcel.  According to Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, the property is approximately 5.25 acres of land and is located directly on Route 25, also known as Main Street.  The property is located north of the Vishay’s manufacturing facility and in the vicinity of the new Swiss Army Brands property which is constructing a 165,000 square foot facility.  Swiss Army is relocating from Shelton to Monroe and that move will help enhance the activity in the Town of Monroe.  The site has two zones, DI-1 and DI-3, both are of a commercial nature.

“I’ll Take Manhattan Deli” opens in Stratford CT

Vidal Wettenstein negotiates lease at Dock Shopping Plaza  

July 2006, Stratford, CT -- Scott Zakos, Partner of Vidal/Wettenstein represented “I’ll take Manhattan Deli” a New York City style deli in a lease with UB Dockside LLC.   The NY Style deli will be “one of a kind” in the area said the co-owner Don Czaplinski.  I'll Take Manhattan Deli owners Dan Cylwik & Don Czaplinski celebrated its grand opening Friday at 955 Ferry Blvd, Stratford to raise money for defibrillators for the town of Stratford.   Urstadt Biddle Properties purchased The Dock Shopping Center in January 2006.  The terms and conditions of the lease were not disclosed.   Linda L. Milford Company Expands to 11,850 SF at Furniture Row 

June, 2006, Milford, CT-- Scott Zakos of Vidal/Wettenstein, LLC announced today that Contractors Direct has signed a long term lease for 11,850 square feet at 143 Furniture Row, Milford.  Contractors Direct originally from Bridgeport, expanded to Milford in 2001.  Now the company will almost triple its size. Contractors Direct provides the most complete line of tile and stone installation tools possible.  Their business philosophy is based on helping the contractor obtain tools they need quickly and economically.

Bond & Company Relocates in Westport

June 06, WESTPORT, CT -- Vidal/Wettenstein, LLC associate Christopher Holroyd announces that Bond & Company has relocated to an office in the Westport Office Building located at 25 Sylvan Road North. 

Bond & Company is an executive search firm specializing in the recruitment of middle-level financial personnel in treasury, strategic planning, M&A, and FP&A.  Bond & Company has been in business 20 years and has worked for top companies like GE Capital, PepsiCo, and Nestle Waters as well as many small- to middle-sized companies.

Richard Bond, principal, said he wanted to remain in Westport but needed less space after his former associate retired.  “The space is a super fit and I have always found Westport to be a great place for my business.”

Vidal/Wettenstein & Angel Commercial Co-Broke Sale
Mr. Shower Door Fabricating to Relocate

 

June 06, Stratford, CT --Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Mr. Shower Door Company of Norwalk has purchased a manufacturing property at 260 Hathaway Drive in Stratford from Craig and Sandra Hoekenga, for $1,705,000. The building is 27,500 square feet and will be used for the companies material storage and fabricating of their product. The company manufactures high quality shower enclosures for the upscale residential community. The retail showroom will remain at 651 Connecticut Avenue in Norwalk.

According to Thomas Whitaker, Owner of Mr. Showerdoor, “Stratford is on the move, with the existence of many fabricating and distribution companies, I believe this re-location of the fabricating department will enhance our business and offer the company future growth. Mr. Shower Door incorporated in 1981, and to date has 8 franchises along the east coast, Whitaker said.”

Wettenstein had originally sold the property to Craig and Sandra Hoekenga, owners of Microboard Processing, and when the company outgrew the building the firm relocated to the Seymour Industrial Park. There, the company occupies a 70,000 square foot facility in the park.

April 2006,-- Vidal/Wettenstein, LLC has been chosen by Wittek development, LLC to represent their Flex Portfolio of properties in Norwalk and Milford, Connecticut.

Vidal/Wettenstein will market the developer’s newly constructed Milford Class A office/medical building at 55 Old Gate Lane. There is 11,400 square feet of available space remaining on the second floor, offering a direct entrance from the elevator.

April 2006, Fairfield, CT -- Vidal/Wettenstein, LLC announces that attorney Mark T. Stern has leased 1,200 square feet for his new office located in the White Birch Plaza, 2452 Black Rock Turnpike.

Stern, a graduate of Quinnipiac University law school, has a general practice focusing on residential real estate transactions, personal injury litigation and criminal defense including DWI. He has been a practicing in Fairfield County since admission to the Connecticut Bar in 2002. Stern said, “The move to White Birch Plaza provides my clients easy access from both I-95 and the Merritt Parkway, excellent parking and handicap accessibility. Stanley Steemer Renews Lease in Milford

 

April, 2006, Milford, CT--Bruce Wettenstein, SIOR & Partner with Vidal/Wettenstein announced today that the Stanley Steemer Company of Dublin, Ohio has renewed its lease for their space at 100 Raton Drive in Milford.  Stanley Steemer has 270 locations nationwide.  The firm has been in the carpet and upholstery cleaning business for 55 years.  Each piece of equipment used by Stanley Steemer is an original innovation, developed by their own engineers.  The cleaning solutions used are proprietary formulas custom made for the company.

 

Originally John Bergin of George J. Smith & Son & Bruce Wettenstein, SIOR negotiated the lease for both parties.  Both George J. Smith & Son and Vidal/Wettenstein, LLC specialize in the sales and leasing of commercial properties, and have individual memberships in the Society of Industrial and Office Realtors (SIOR).

Vidal/Wettenstein, LLC Leases 11,000 SF to Precision Welding Inc. 

March 2006, Bridgeport-- Vidal/Wettenstein, LLC partner Scott Zakos announced that Precision Welding Inc. has leased nearly 11,000 square feet at 160 Bishop Avenue, Connecticut Avenue, Bridgeport.  Precision Welding Inc. was founded by Mr. Daniel Zaverhua, which manufactures/fabricates and assembles quality precision parts for the past 27 years.  Chris Zaveruha, son of Mr. Zaveruha recently relocated to the company after selling their Smith Street, Bridgeport location.  Chris Zaverhua, who now runs the company, said “we are pleased to stay in Bridgeport and look forward to continuing our services and a quality operation.”  Jeffrey Bishop from the Bridgeport Economic Resource Center also played a part in keeping Precision Welding in the city.  Scott Zakos of Vidal/Wettenstein represented both the tenant and landlord 1225 Connecticut Avenue LLC.  The terms of the lease were not disclosed.

Fairfield Orthodontics Purchases Stratford Building

March 2006, Stratford, CT--It was announced today that the former Mechanical Marketing property at 410 Surf Avenue, has been sold to Nick Lulka, President of Fairfield Orthodontics. The property will be used for the corporate offices and distribution center for Fairfield Orthodontics, a supplier of orthodontic products.  The building is 4,800 square feet and sold for $460,000.00.  Mechanical Marketing had occupied the building for 20 years prior to purchasing a new 50,000 square foot facility at 105 Woodmont Road in Milford.  Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein was the listing broker for the Stratford property and represented the purchaser.  Wettenstein also represented the owners of Mechanical Marketing in the purchase of their Milford facility.  Gary Seymour, Esq., of Shelton was legal counsel for the purchaser, and Dave Piechota, Esq., of Dey Smith and Collier was counsel for the seller.

Ontra Stone Concepts Takes Space In Monroe

February 2006, Monroe, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Ontra Stone Concepts has leased the available portion of the Mikron Building at 600 Pepper Street in Monroe, Connecticut.  Buddy Ontra, Owner of the company will be using the space for the preparation and manufacturing of granite counter tops for kitchens and bathrooms.  Although this is a new business, Buddy has been in the granite counter business for over 20 years in the New Haven area.  The space is approximately 3,800 square feet and the term was five years.  Mikron Corporation occupies the remaining area of the building.

Mr. Handyman of Upper Fairfield County Leases in Fairfield

February 2005, Fairfield, CT -- Vidal/Wettenstein, LLC partner Bruce Wettenstein, SIOR and associate, Chris Holroyd, announce that Mr. Handyman of Upper Fairfield County, has leased 2,201 square feet at 2480 Black Rock Turnpike in Fairfield, near the Brookside Drive intersection. Mr. Handyman's home for the last two years was located in Monroe, on Route 111.  Seni "Shaney" Akinlade, owner of Mr. Handyman of Upper Fairfield County, said "The Fairfield office is centrally located in our market, allowing us to better serve our customers in Fairfield County."  Mr. Handyman is a professional home and commercial routine repair service.  Its services include, scheduled maintenance, tile work, hardwood floors, installing and cleaning windows, hanging window treatments, gutters, drywall, doors, painting, light electrical, plumbing work and holiday lighting.

Jackpot Entertainment of Greenwich leases in Stratford

February 2006, Stratford, CT--Bruce Wettenstein, SIOR & partner with Vidal/Wettenstein, LLC announced today, Jackpot Entertainment of Greenwich has taken the last remaining space at 1895 Stratford Avenue, Stratford.  The leased unit is 11,840 square feet, bringing the building to 100% occupancy.  The entire building is 34,000 square feet.  Vidal/Wettenstein was responsible for other leasing in the premises. 

According to Philippe Ayache, President of Jackpot Entertainment, the space will used for the sales & service of lighting & audio gear, and production housing for the preparation of corporate and special events.  Also taking place on site will be training for the entertainment industry.  Philippe chose Stratford because of the location of the companies Jackpot Entertainment works with, in addition to the close proximity to I-95.

Terms of the lease were not disclosed.  Bruce Wettenstein, SIOR was the listing broker and represented 1895 Stratford Avenue LLC.

Stamford Property Sold to Investment Group

 

January 06, Stamford, CT –-It was announced today that the DiSanto Technology facility located at 72 Camp Avenue in Stamford, has been sold to an investment group for $2,900,000.00. Simultaneously, DiSanto Technology has purchased a 5 acre parcel of land in Shelton and will begin construction of a 25,000 square foot state of the art
manufacturing facility. The new building will be located on Constitution Boulevard and should be operational in approximately eleven months. O R & L Construction has been chosen as the construction manager to build the facility.

DiSanto Technology is a manufacturer of medical components and a producer of prototype products used in the medical industry.

The 72 Camp Avenue building will be used for the corporate offices and manufacturing of DT Holdings, Inc., a high end jewelry manufacturing company. In addition, it will also be used by a baseball and softball training academy featuring a school for athlete training, camps, clinics, college and counseling for the athletes. There will be a membership program and physical and mental development program for the athletes.

the buyer and seller. The counsel for the purchaser was Burton Hoffman of Stamford. The counsel for the

Stettwood Products to relocate to new headquarters

January 15, 2006, Milford, CT –-It was announced today that Stettwood Products, a manufacturer of wood cabinets, desks, and other fine products, will be relocating to their new production space on Wampus Lane in Milford, Connecticut. The company which is presently in the Devon area of Milford has leased 18,000 square feet of space. The term of the lease is for five years with options to renew.

January 2006, Norwalk, CT,-- 9 Bettswood Road has sold for $650,000. The building, a newly renovated 1800’s Colonial has 4,800 square feet of office and medical space.
