Empire Imports Leases in Stratford 

December 2005, Stratford -- Vidal/Wettenstein, LLC partner Scott Zakos and associate Chris Holroyd announce that Empire Imports has leased nearly 4,200 square feet at 55 Lupes Drive, Stratford.  Empire Imports is a promotional marketing company providing alternative means for Fortune 100 companies to reach customers.  Jay Fairley, who heads the Stratford office, said “The success of our organization has put us in the position for expansion into southern Connecticut, which obviously has a great customer base and gives us great potential to further our growth.”  Scott Zakos & Chris Holroyd of Vidal/Wettenstein represented the tenant, while Ted Hoyt of Caselli Realtors represented the owner.  The terms of the lease were not disclosed.

Vidal/Wettenstein & Wilson Commercial Real Estate Negotiate Leases

November, 2005, Wilton, CT—Scott Zakos, Partner with Vidal/Wettenstein announced today that Underdog Partners, LLC have leased the first floor of the office condominium known as the DAWN Building located at 12 Godfrey Place, Wilton CT.   The marketing firm was founded by three partners; Alex Hoffert, Roy Barker, and Paul Weiskopf - marketing agency professionals with experience in a variety of disciplines and across multiple categories. Underdog Partners, LLC plans to occupy the space November 2005 with an ambitious goal of bringing the “New Madison Avenue” to Fairfield County.  The building constructed in 1985 is 12,000 square feet and situated in the heart of Wilton Center. 

Scott Zakos, represented the tenant Underdog Partners LLC and Leland Wilson, CCIM, President of Wilson Commercial Real Estate represented the landlord.  Legal counsel for tenant Andrew Buzzi, Jr. of Danbury and Larry Dennin of  Lovejoy & Rimer, PC for the landlord.  The terms and conditions of the lease were not disclosed.

Vidal/Wettenstein, LLC sells 147 Davenport Street, Bridgeport

October 2005, Bridgeport—Scott Zakos, Partner of Vidal/Wettenstein announced the sale of 147 Davenport Street, Bridgeport CT.  Previously the building and land was leased to several different tenants.  Chris Taylor of Acadia Demolition purchased the property to use for his company which offered hard to find outside storage.  The building is 4,000sq/ft on .32 acres and convenient to I-95.  The building sold for $325,000 or $81 per square foot.

Scott Zakos negotiated the sale between both parties and was the listing broker for the owner Davenport Street Associates, LLC.  Attorneys for the seller were John Moranski, Esq. of Fairfield and for the purchaser, Dan Jacobs, Esq. of Westport.

Wettenstein & O’Hara Complete Sale

September 2005, Milford--Christopher K. O’Hara, Senior Vice President of Coldwell Banker Commercial NRT in Norwalk, CT, represented Imigistics International in the sale of 105 Woodmont Road in Milford, CT.  Imagistics International is a direct sales, service and marketing organization & one of the world’s leading suppliers of business document imaging and management solutions, including copiers, multifunctional products (MFPs), and facsimile machines internationally. The 42,800 SF facility situated on 2.4 acres, which had been used as a copier and repair center has been purchased by MDM Products LLC of Stratford, CT for $2,250,000.

MDM Products, owned by Michael and Barbara Skoldberg, will be relocating and expanding its corporate offices, sales and distribution from Stratford their portable garage, automotive protection products. According to Michael Skoldberg, Managing Partner of MDM, “Acquisition of this facility is an exciting development that will help our growth plans and business expansion.  We were very fortunate to find such a good location in a prominent town like Milford.”

Brandman’s Paint & Decorating expands in South Norwalk

 

September 12, 2005, Norwalk--Louis Brandman & Sons Inc. has signed a 4,500 SF lease at 76 South Main Street, South Norwalk according to Scott Zakos, Partner of Vidal/Wettenstein.  Brandman’s Paint currently has a South Norwalk store but will relocate directly across the street from the new Norwalk police station.  David Brandman, President and Owner is “thrilled to continue its operations in South Norwalk & will offer more high end industrial product.”   For nearly a century, family owned and operated the company has been part of the Connecticut business community.  The location was selected because of its close proximity to I-95 and its accessibility to downtown.  Scott Zakos represented both Brandman’s Paint and Teda Properties LLC the landlord. The terms of the transaction were not disclosed.

Vidal/Wettenstein, LLC sells Bridgeport Building

 

August 2005, Bridgeport, CT--It was announced today that 4 Worth Street has been sold to local community group.  The building is 3,200sq/ft on .20 acres and was recently vacated by AJ Pool Plastering Company when they relocated to Stratford.  The building located off of Park Avenue sold for $225,000 or $70.31 per square foot.

Scott Zakos, Partner with Vidal / Wettenstein, LLC negotiated the sale between both parties.  The firm was the listing broker for the owner of the property.  Attorneys for the seller were Robert Bellitto of Fairfield and for the purchaser, George Romania of Hamden.

SARTOMER COMPANY LEASES IN STRATFORD

August, 2005, Stratford, Connecticut-- It was announced today that Sartomer Company has expanded its local operations into an adjacent building at 75 Ontario Street.  The firm has leased 6,800 square feet, according to Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein, LLC.  Mr. Wettenstein represented both parties.  Terms of the lease were not disclosed, however with options to renew, the lease is for a minimum of 20 years.  Sartomer has over 85,000 square feet on Ontario Street and will use this expanded facility for their quality control and offices.

Sartomer Company was founded over 40 years ago and has pioneered the commercial development of products for cured-in-place technologies. The name, "Sartomer", is derived from Greek and Latin words together meaning "tailor made part", a concept of doing business that clearly sets Sartomer apart from the competition. Every aspect of Sartomer's operations is uniquely structured toward one common goal...to accommodate the special requirements of each individual customer, large or small.  Other locations for the firm are in Beijing, France, Africa and Tokyo.  The company is headquartered in Exton Pennsylvania. 

The building owner, Michael Sabia was represented by the law firm of Gordon and Scalo of Bridgeport.  Sartomer used their in house counsel.  Vidal/Wettenstein, LLC is a full service commercial real estate firm specializing in the sale and leasing of industrial and office space throughout Fairfield and New Haven Counties respectively.

Stratford Building Sold

July 2005, Stratford, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that he negotiated the sale of 1670 South Avenue in Stratford to Val Santo. The property consisted of a 2,900 sq/ft building on ¾ acres of land. The sales price was $800,000.00. Plans for the use of the property were not discussed. The building was originally built as a fraternal organization. Walter Wolczek purchased the property for his company, Medelco, Inc., which is a distributor of consumer products. Medelco outgrew the space and in 1984 subsequently purchased a 72,000 sq/ft facility in Bridgeport through Bruce Wettenstein. The South Avenue property had been leased as a retail facility to Penske Trucking and recently Penske relocated to North Haven vacating the Stratford property.

Bruce Wettenstein, SIOR was the listing broker and represented the purchaser. Legal counsel for the seller was David Quatrella of Quatrella & Rizio, LLC, and Kurt Ahlberg of Stamford represented the purchaser.

Vidal/Wettenstein Sells Stratford Building to AJ Pool Plastering Co.

July 2005, Stratford, CT--It was announced today that the property at 265 Hathaway Drive has been sold to AJ Pool Plastering Company.  The sales price was $550,000, or $75.34 per square foot.  The 7,300 square foot building is situated on .53 acres.  Recently Johnson McPhee Electric who was the occupant, relocated to another Stratford location.  AJ Pool Plastering was formerly located in Bridgeport and required expansion for their business.

Bruce Wettenstein, SIOR and Scott Zakos with Vidal / Wettenstein, LLC negotiated the sale for both parties.  Vidal/Wettenstein was the listing brokerage firm for the owner of the property.  Attorneys for the seller was Jon August, Esq. of Miller, Rosnick and D'Amico, August, PC located in Bridgeport.  Robert Bellitto, Esq. of Fairfield represented the purchaser.

Ryan Partnership Leases 18,000 square feet in Westport, CT

June 2005, Westport, CT--D.L. Ryan Cos. leased 18,079 square feet on the first and second floors of 55 Post Road West in Westport, CT. Built in 1975, the property is a three-story, 36,500-square-foot landmark office building in the Westport submarket. The property features covered and surface parking, a two-story atrium with skylight and views of the Saugatuck River for many of the offices.

Merritt Medical Center Unit Sold

June 2005, Bridgeport, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein, LLC announced today that Dr. Marc Kirshner has purchased a 3,200 square foot medical condominium unit on the first floor of 3715 Main Street in Bridgeport. The unit sold for $320,000.00. Dr. Kirshner is the manager of Commerce Park Medical Center, which will be relocating to their new space within a few months. Dr. Kirshner manages 3 locations throughout Fairfield County. The space was formerly occupied for over 25 years by Dr. Walter Shanley who recently retired and sold his practice. Bruce Wettenstein, SIOR represented both the buyer and seller of the space. Attorney for the seller was Carl Porto Jr., of Parrett, Porto, Parese & Colwel, located in Hamden. Counsel for the buyer was Marshall Goldberg of Wofsey, Rosen Kweskin & Kuriansky, Stamford.

Sodexho Services renews lease

June 2005, Trumbull, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein announced today the lease extension by Sodexho Services at 35 Corporate Drive in Trumbull, Connecticut. The company has renewed its lease for an additional 5 years.

Sodexho is the leading food and facilities management services company in North America. The company offers a full range of outsourcing solutions to the corporate, healthcare, and education markets, including food services, housekeeping, grounds keeping, plant operations and maintenance, and integrated facilities management.

Bruce Wettenstein, SIOR represented Sodexho Services, and Tom O’Leary represented New Boston Properties, the owner of the building.

High Ridge Internal Medicine and Women’s Medicine Leases in Norwalk

June 2005, Norwalk, CT--Christopher Holroyd, an associate with Vidal/Wettenstein, LLC announced that High Ridge Internal Medicine and Women’s Medicine, LLC has leased 1,265 square feet at 149-153 East Avenue, Norwalk.  The practice specializes in internal and women’s medical care.  Dr. Elizabeth Goman, managing director, found the space suitable for a solo practitioner and the location of the building favorable because of its proximity to Norwalk Hospital. Chris Holroyd of Vidal/Wettenstein represented the tenant while Larry Katz of Larry Katz Commercial Realty represented the owner. Vidal/Wettenstein & Web Realty Company negotiate leases

May 2005, Norwalk, CT--Scott Zakos, partner with Vidal/Wettenstein announced that Bards Beer Tale Company and Moonshine Marketing have leased 1,900 SF at 25 Van Zant Street, Norwalk.  Bards Tale Beer Company is the first United States producer of glutton free beer and Moonshine Marketing is a promoter of luxury spirits.  The multi tenanted office building fit the company’s needs and location. 28,000 Square Foot Under Development in Monroe

May 2005, Monroe, CT--The commercial real estate firm of Vidal/Wettenstein, LLC has been given the task to market for lease, a new 28,000 square foot industrial building to be constructed in the Town of Monroe.  The Sippin family will commence construction of the multi tenant facility sometime in the 2nd quarter of 2005.  Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein is the listing Broker for the project.  The facility will be built adjacent to their offices on Route 25.  “The Sippins continue to have great success with their properties in Town, and this building which has a beautiful design very similar to their facility in Oxford, should attract attention by the mid size companies looking for available space.” said Mr. Wettenstein. “The building will be built using masonry and stucco material, be fully air conditioned and designed as a multi tenant facility with a high ratio of offices making the building a flex type facility,” Wettenstein said.  Occupancy is scheduled for early 2006.

Westport Landmark Building sells for $10,000,000

April 2005, Westport, CT--Carriage Hill, long known in Westport as destination retail and professional building has been sold to Peter and Catherine Van Witt. The buyers are planning an extensive renovation and modernization program for Carriage Hill. Originally built in 1978, Carriage Hill consists of a forty eight thousand square foot, four building complex. Designed by local architect Larry Michaels and constructed by Petrucci Construction, formerly of Westport for Edward Cadoux. An early developer of luxury homes, retail and office buildings in Westport.

Randy Vidal of Vidal/Wettenstein, LLC was responsible for the marketing of Carriage Hill and represented the Seller 1200 Post Road East Associates. Attorney Leslie Grodd provided legal representation.

Steve Crowley of SCA Commercial Real Estate represented the Buyers and their legal council was provided by attorney William Petroccio.

Associated Community Brokers Relocates to Fairfield

 

 

March 2005, Stratford, CT--Randy Vidal, SIOR of Vidal/Wettenstein LLC announced Associated Community Brokers Inc. is relocating to 2150 Post Road Fairfield. Randy Vidal represented the tenant while Tom Pajolek of CB Richard Ellis represented the owner Fairhaven Investors.

 

Associated Community Brokers has experienced significant growth over the last 2 years requiring the relocation. The 3,300 square feet space is located in a landmark building on the Fairfield Southport line. Their lease brings the building to full occupancy.

They are an independent insurance brokerage firm offering advice and counsel to home and business owners throughout Fairfield and Westchester counties respectively. Meehan & Ramos Pool Company to Relocate

March 2005, Stratford, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Meehan & Ramos Pool Company has purchased a property at 75 Research Drive in Stratford from the Mockler Overhead Door Company for $705,000.  The building is 8,750 square feet and will be used for the firm’s offices and material storage.  According to Tom Ramos and Tim Meehan, “This new property will allow us to expand our pool construction and service divisions.  We have been in the custom concrete pool construction and service business for twenty years and we are looking forward to a long and prosperous relationship with the Town of Stratford.”  The Research Drive facility is a perfect match for our business and its location and size will be well suited for our expansion plans.” Meehan said.

 

Tim Meehan & Tom Ramos will be moving out of their industrial condominium on Carter Henry Drive in Fairfield shortly.  Bruce Wettenstein, SIOR has been retained as the Broker to lease the 6,500 square foot unit. It is in a great location, adjacent to the train station and a short distance to I-95.

Vidal/Wettenstein Announces Milford Office Building 100% Occupied 

February 2005, Milford, CT--Scott Zakos, Partner of Vidal/Wettenstein, LLC was the exclusive broker for 121 West Main Street, Milford. Zakos said “the building in now 100% leased.”  The newest tenant, Impliant Ltd. an engineer and designer of orthopedic implants signed a 2,500 square foot lease to bring the occupancy level to full.  Other tenants include a computer software company, insurance, and other service oriented businesses.  The building is a total of 12,150 SF located in the center of Milford convenient to the train station, court house, I-95 and the Merritt Parkway.   The building owner, 121 West Main Street, is pleased the building is full with the amount of office vacancy in the area.  The terms of the lease transaction were not disclosed.

PHOENIX AUDIO VIDEO LLC LEASE IN FAIRFIELD

January 14, 2005, Fairfield, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Phoenix Audio Video LLC has leased a portion of the property at 511 Commerce Drive in Fairfield. The firm has taken 5,500 square feet adjacent to Metal Specialties which owns the facility.
