Partners, LLC have leased the first floor of the office condominium known
as the DAWN Building located at 12 Godfrey Place, Wilton CT. The
marketing firm was founded by three partners; Alex Hoffert, Roy Barker,
and Paul Weiskopf - marketing agency professionals with experience in a
variety of disciplines and across multiple categories. Underdog Partners,
LLC plans to occupy the space November 2005 with an ambitious goal of
bringing the “New Madison Avenue†to Fairfield County. The building
constructed in 1985 is 12,000 square feet and situated in the heart of
Wilton Center.

Vidal/Wettenstein, LLC sells 147 Davenport Street, Bridgeport

2005, Bridgeport—Scott Zakos, Partner of Vidal/Wettenstein announced the sale of
147
Davenport Street, Bridgeport CT. Previously the building and land was
leased to several different tenants. Chris Taylor of Acadia Demolition
purchased the property to use for his company which offered hard to find
outside storage. The building is 4,000sq/ft on .32 acres and convenient
to I-95. The building sold for $325,000 or $81 per square foot.
Scott Zakos negotiated the sale between both parties and was the listing
broker for the owner Davenport Street Associates, LLC. Attorneys for the
seller were John Moranski, Esq. of Fairfield and for the purchaser, Dan
Jacobs, Esq. of Westport.
September 2005, Milford--Christopher K. O’Hara, Senior Vice President of
Coldwell Banker Commercial NRT in Norwalk, CT, represented Imigistics
International in the sale of 105 Woodmont Road in Milford, CT. Imagistics
International is a direct sales, service and marketing organization & one
of the world’s leading suppliers of business document imaging and
management solutions, including copiers, multifunctional products (MFPs),
and facsimile machines internationally. The 42,800 SF facility situated on
2.4 acres, which had been used as a copier and repair center has been
purchased by MDM Products LLC of Stratford, CT for $2,250,000.
MDM Products, owned by Michael
and Barbara Skoldberg, will be relocating and expanding its corporate
offices, sales and distribution from Stratford their portable garage,
automotive protection products. According to Michael Skoldberg, Managing
Partner of MDM, “Acquisition of this facility is an exciting development
that will help our growth plans and business expansion. We were very
fortunate to find such a good location in a prominent town like Milford.â€

Brandman’s Paint & Decorating expands in South Norwalk

according to Scott Zakos, Partner of Vidal/Wettenstein. Brandman’s Paint
currently has a South Norwalk store but will relocate directly across the
street from the new Norwalk police station. David Brandman, President and
Owner is “thrilled to continue its operations in South Norwalk & will
offer more high end industrial product.†For nearly a century, family
owned and operated the company has been part of the Connecticut business
community. The location was selected because of its close proximity to
I-95 and its accessibility to downtown. Scott Zakos represented both

was announced today that 4 Worth Street has been sold to local community
group. The building is 3,200sq/ft on .20 acres and was recently vacated
by AJ Pool Plastering Company when they relocated to Stratford. The
building located off of Park Avenue sold for $225,000 or $70.31 per square
foot.

SARTOMER COMPANY LEASES IN STRATFORD

August, 2005, Stratford, Connecticut-- It was
announced today that Sartomer Company has expanded its local operations
into an adjacent building at 75 Ontario Street. The firm has leased 6,800
square feet, according to Bruce Wettenstein, SIOR and Partner with
Vidal/Wettenstein, LLC. Mr. Wettenstein represented both parties. Terms
of the lease were not disclosed, however with options to renew, the lease
is for a minimum of 20 years. Sartomer has over 85,000 square feet on
Ontario Street and will use this expanded facility for their quality
control and offices.
Sartomer Company was founded
over 40 years ago and has pioneered the commercial development of products
for cured-in-place technologies. The name, "Sartomer", is derived from
Greek and Latin words together meaning "tailor made part", a concept of
doing business that clearly sets Sartomer apart from the competition.
Every aspect of Sartomer's operations is uniquely structured toward one
common goal...to accommodate the special requirements of each individual
customer, large or small. Other locations for the firm are in Beijing,
France, Africa and Tokyo. The company is headquartered in Exton

Stratford Building
Sold

July 2005, Stratford, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC
announced today that he negotiated the sale of 1670 South Avenue in
Stratford to Val Santo. The property consisted of a 2,900 sq/ft building
on ¾ acres of land. The sales price was $800,000.00. Plans for the use of
the property were not discussed. The building was originally built as a
fraternal organization. Walter Wolczek purchased the property for his
company, Medelco, Inc., which is a distributor of consumer products.
Medelco outgrew the space and in 1984 subsequently purchased a 72,000
sq/ft facility in Bridgeport through Bruce Wettenstein. The South Avenue
property had been leased as a retail facility to Penske Trucking and
recently Penske relocated to North Haven vacating the Stratford property.

has been sold to AJ Pool Plastering Company. The sales price was
$550,000, or $75.34 per square foot. The 7,300 square foot building is
situated on .53 acres. Recently Johnson McPhee Electric who was the
occupant, relocated to another Stratford location. AJ Pool Plastering was
formerly located in Bridgeport and required expansion for their business.

Bridgeport. The unit sold for $320,000.00. Dr. Kirshner is the manager of

within a few months. Dr. Kirshner manages 3 locations throughout Fairfield
County. The space was formerly occupied for over 25 years by Dr. Walter
