SENDIRECT LEASES IN SHELTON

December, 04, Shelton, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that the property at 6 Waterview Drive in Shelton has been leased to Sendirect. The building is 47,000 square feet and situated on 5 acres. It was formerly the home to Doran Manufacturing which relocated to Shelton from Norwalk.

Sendirect is owned by Brian McGillicuddy and is a complete fulfillment and production services source. From Call Center, to e-commerce sites, pick pack ship to targeting mailings, Sendirect is a one stop shop for all outsourcing needs. Sendirect utilizes state of the art systems to enhance your customers experience on the internet as well as in our contact centers. The company handles catalog fulfillment as well as promotional mailings for many of their clients. The firms focus is to help their clients grow their businesses while they handle all of the back end operations. This location in Shelton will also be the new home of the companies two other business’, SUPERCOUPS and AGENCY 2000.

Vidal/Wettenstein & DVB Commercial negotiate leases

December 2004, Bridgeport, CT--Scott Zakos, partner with Vidal/Wettenstein announced that Timothy Fink & Co. Inc. has leased a building at 70 Hawley Avenue from Hawley Avenue Associates. The building is 7,300 square feet, and will be used for designing and building new organs, rebuilding organs that have fallen into serious disrepair and maintaining organs in regular use.  Mr. Fink is himself a master pipe maker whose passion is the creation of pipes that produce the variety and quality of sounds essential in a superb organ. However, a pipe organ must also be “built to last.”. The terms of the lease were not disclosed. Scott Zakos represented Hawley Avenue Associates, while Robert Virgulak of DVB represented the tenant.

Vidal/Wettenstein Brokers Shelton Land Sale

November 2004, Shelton, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that Worldwide Properties has purchased a parcel of land owned by Griffin Hospital. The parcel is 2.9 acres and is located in the White Hills section on Route 110. Griffin

Hospital purchased the property in 1985 for developing a medical use, however it was decided to sell the property and focus on their development directly adjacent to the Hospital in Derby.

 

Worldwide Properties has numerous properties throughout Connecticut, is solely owned by Joseph Voll. The use of the site has not been determined. Counsel for Mr. Voll was Robert Josovitz of Fairfield and for Griffin Hospital, Eugene Skowronski of Derby.

Bruce Wettenstein negotiated the sale for both parties.

Vidal Wettenstein, LLC Negotiates 5,000 SF Lease

October 2004, Stratford, CT--Scott Zakos, Partner with Vidal/Wettenstein, LLC announced that Halsted Communications, Ltd, a satellite television installation and service business for DirecTV, has expanded its services into Fairfield County. The 5,000 square foot office/warehouse building located at 55 Rachel Drive, Stratford, offered convenience to the major highways for its service technicians. Scott Zakos represented both Halsted Communications and the landlord, the terms of the transaction were not disclosed.

Vidal/Wettenstein co-brokes with Boynton Commercial

September 2004, Milford, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that the property located at 110 Raton Drive and formerly owned and occupied by New England Controls in Milford, has been sold to J K B Tool Company. The building is 10,400 square feet, fully air conditioned and is situated on 2.5 acres of land. The sales price was $770,000.

Jason Blake, Vice President of JKB said the building will be used for medical devise manufacturing and precision swiss screw machining.

Bruce Wettenstein, SIOR was the listing broker and Dan Boynton of Boynton Commercial represented the purchaser. Legal counsel for the seller was Leo Carroll of Stevens, Carroll and Carveth in Milford, and for the purchaser, Tony DeChello.

Sartomer Company Leases in Stratford

September, 2004, Stratford, Connecticut--It was announced today that Sartomer Company has expanded its local operations into a building at 600 Long Beach Boulevard in the Stratford Executive Park. The firm leased 10,000 square feet for ten years, according to Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein, LLC. Wettenstein represented both parties. Terms of the lease were not discussed.

Sartomer Company was founded over 40 years ago and has pioneered the commercial development of products for cured-in-place technologies. The name, "Sartomer", is derived from Greek and Latin words together meaning "tailor made part", a concept of doing business that clearly sets Sartomer apart from the competition. Every aspect of Sartomer's operations is uniquely structured toward one common goal...to accommodate the special requirements of each individual customer, large or small. Other locations for the firm are in Beijing, France, Africa and Tokyo. The company is headquartered in Exton Pennsylvania.

Stratford Development Company built, owns and manages approximately 800,000 square feet of flex type industrial and office space in the Park. Queue, Inc. Leases in Shelton

June, 2004, Shelton, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein announced today that the property at 1 Controls Drive in Shelton has been leased to Queue, Inc. of Bridgeport, CT. The firm has a long term lease and an option to purchase. The building is 18,000 square feet and situated on 4.5 acres. It was formerly the home to Anton Bauer and recently OEM Controls purchased the property to allow them additional growth. Recently OEM re-designed their existing facility at 10 Controls Drive, thereby allowing the company to relinquish the building.

Queue, Inc., has been a leading educational publisher for over 20 years. The firm offers a large selection of workbooks for the Connecticut Mastery Tests and similar exams in other states. These workbooks for the Elementary and Middle Schools were designed by educators to provide extensive practice for Elementary and Middle School students to perform to the best of their abilities on the state mandated exams.

June, 04 Stratford, CT--Bruce Wettenstein, SIOR and Partner with Vidal/Wettenstein, LLC announced today the property located at 300 Benton Street in Stratford has been sold to Robert Testa of Norwalk.  The size of the building is 11,000 sq/ft and will be partially used for his construction business.  The balance will be occupied by the existing tenant, American Technical Plastics.  The sales price was $550,000.00.  Mr. Wettenstein was the listing Broker and Phil Passaro of Norwalk represented the purchaser.   This is the third property sold by Vidal/Wettenstein on Benton Street in the past 4 months.  Vidal/Wettenstein is a full service commercial real estate firm specializing in the sale and leasing of industrial, office and investment properties, and also Tenant and Landlord representation.  The firm is affiliated with the Society of Industrial and Office Realtors (SIOR).

Shelton property sells for $3,790,000

May 2004, Shelton, CT –Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein announced today that the Image Graphics property located at 917 Bridgeport Avenue in Shelton has been sold.  The building is 32,600 square feet and is situated on 10.17 acres of land.  The sale included a partial leaseback by Image Graphics for approximately 15,000 square feet and the remaining space is available for lease.  The sales price was $3,790,000.00.  The new owner, 917 Bridgeport Avenue LLC is a developer and is planning a residential use for the remaining land portion.

G T & W Partners, which sold the property is leasing back approximately 15,000 sq/ft.

The firm is a privately owned Connecticut Corporation founded in 1974.  For over 30 years the digital image experts at Image Graphics have pioneered work on creative solutions to meet the challenges of information analysis, processing, recording, storage and retrieval. These highly sophisticated networked systems have brought new standards of image resolution and quality for satellite and aerial imagery, geophysical data, mapping, printing and publishing micrographics and digital preservation. 

The sale was negotiated by Bruce Wettenstein of Vidal/Wettenstein, LLC.  Counsel for the seller was Pullman & Comley of Bridgeport and for the seller, Quatrella & Rizio of Fairfield.

Bridgeport Building Sold

April 2004, Bridgeport--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that he brokered the sale of 250 Fifth St., Bridgeport to Westrock Development, a New York development company. Westrock Development owns approximately 1 million sq. ft. of commercial real estate including an industrial park in Brookfield, several other buildings in Danbury, West Haven and Bridgeport as well as many other properties in New York.

The building will be completely rehabilitated and placed on the market for lease. Vidal/Wettenstein will be responsible for the leasing of the building which is ideally set up for a single or multi tenant design. A price structure has not yet been determined. The building is 27,000 sq. ft. and has numerous docks and drive in doors. It had been the home to Ally Industries and most recently Shelton Laundry. Recently the property was foreclosed by the Grow Bridgeport Fund and ultimately sold to Westrock. The location is a short distance from I-95 and in the middle of the industrial portion of the city.

Lecoq Cuisine Purchases 35 Union Avenue

April 2004, Bridgeport, CT-- Randy Vidal, SIOR and Bruce Wettenstein, SIOR together completed the sale of a 52,000 square foot industrial building on 7 plus acres of land located at 35 Union Avenue Bridgeport Connecticut. 

Mr. Lecoq purchased the property with a view of taking his company to the next highest level. Making a major commitment by converting the former heavy industrial building to a modern pastry production facility with the latest equipment imported from Europe. The purchase price of $2,500,000 together with the building renovation and new equipment represents an investment in excess of $6,000,000.

When completed this project will enable the company to triple its production capacity and accommodate a work force of 100 employees. 

Lecoq Cuisine is the maker of high quality proof & Bake pastry products. The company was founded eleven years ago and continues to be operated by Eric Lecoq. From a modest beginning with Eric virtually doing all the operations himself, he has grown the company to 40+ employees. His company’s customers include the finest restaurants and five star hotels nationwide. 

After nearly a year of considering several other sites in Fairfield County, Bridgeport was selected as the best location for several reasons. Bridgeport’s transportation systems allow employees and customers to reach the site by train, bus, rail and plane, via Sikorsky Airport. The property is very close to exit 30, I-95 offering both east and west entrances and exits.  Bridgeport has an available skilled labor force. Last but not least the City’s economic development agency and the Bridgeport Economic Resource Center’s extensive assistance with the numerous processes associated with a project of this magnitude.

The property was purchased from Eagles Nest, LLC. A family held real estate development and Investment Company. With several real estate holdings in Connecticut.

Attorneys Bill Fitzpatrick of Fairfield and Marshall Goldberg of Stamford provided legal services to  Eagles Nest and Lecoq Cuisine respectively.

Astro Moving Purchases Bridgeport Building

April 2004,  Bridgeport, CT –- It was announced today that Tom Moores, President of Astro Moving and Storage has purchased the property at 250 Bishop Avenue in Bridgeport, Connecticut. The business will relocate from its present facility in Fairfield, Connecticut. Astro Moving has been in business since 1943 and specializes in commercial and residential moving and storage. Astro moving operates primarily within Connecticut but also services the eastern seaboard, especially Florida.

According to Mr. Wettenstein, the property had been formerly occupied by Cogent Power which recently relocated to Ontario. The building is 26,000 square feet and sold for $810,000.00. Counsel for the buyer was Michael Maronich of Bridgeport, and for the seller, Bob Blythe with Siegel O'Connor from New Haven.

Herbert J. Sims & Co. Lease Office Space

March 2004, Southport, CT--Randy Vidal, SIOR, today announced that Herbert J. Sims & Company has signed a six year lease commitment for 7,500 square feet at Southport Crossing, located at 3530 Post Road Southport, CT.

Herbert J. Sims & Co. is a full service investment banking firm that specializes in structuring and underwriting senior living and long-term care financings. The firm consistently ranks at, or near the top of the annual national statistics provided by Thompson Financial Securities Data (formerly Securities Data Corporation), both in terms of number of issues, as well as total par amount - over $7 billion in senior living financing. The firm's clients range from private partnerships to New York Stock Exchange listed companies to large, well-established non-profit providers.

Baywater Properties is a principal partner in Southport Crossing. David Genovese, CEO recently unveiled the new design and scope of work associated with the extensive renovation. Mr. Genovese stated their decision to undertake a complete renovation of the 36,600 square foot building exemplifies their confidence in the Southport/Westport area. Baywater Properties is a fully integrated commercial investment, development and management company with properties in Fairfield and Westchester Counties.

Westport Building Sold

March 2004, Westport, CT--Randy Vidal, SIOR principal in the firm of Vidal / Wettenstein, LLC, today announced the sale of 971 Post Road East in Westport.

The 5,000 sft mixed use buildings have long been home to several local firms. Including Cycle Dynamics, Quigley Electric and Central Sheet Metal. The purchase was made by an investor located in Westchester County and was represented by attorney Peter Corporale.  The sellers attorney was Ronald Bozelko.

Randy Vidal acted as the Broker for the sellers. The purchase price was $1,200,000.

Westport continues to be viewed as a desirable upscale community.  Properties have steadily increased in value, attracting a high degree of interest from the investment community.

Vidal/Wettenstein leases Bridgeport Building 

February 2004, Bridgeport, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein announced that American Container Transport has leased a building at 152 Central Avenue from WTP Associates. The building is 7,200 square feet on half an acre, and will be used for storage and maintenance of the fleet of vehicles and containers. Wayne Parks is the President of American Container. The terms of the lease were not disclosed. Bruce Wettenstein, SIOR negotiated the lease between both parties. Robert Pacelli was counsel for the building owner and Carl Massaro was counsel for the tenant.

Vidal/Wettenstein Sells Stratford Building

February 2004, Stratford, CT--It was announced today that 294 Benton Street has been sold to Hulse Heating and Air Conditioning.  The building is 10,400 sq/ft and was recently vacated by Engineers Tool and Manufacturing when the company had been purchased and relocated to Massachusetts.  According to Harry Hulse, President of Hulse, “H. Hulse, Inc., is a full service HVAC company which started in 1962.  it was formerly located in Trumbull.

Bruce Wettenstein, SIOR and Partner with Vidal / Wettenstein, LLC negotiated the sale between both parties.  The firm was the listing broker for the owner of the property.  Attorneys for the seller was Cohen & Wolf of Bridgeport and for the purchaser, Joseph Sanfilipo.

Industrial Building in Bridgeport Sold

February 2004, Bridgeport, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that the  Dowling Fleet facility located at 1901 Commerce Drive in Bridgeport has been sold to Sasco Commerce LLC.  The building is 22,464 square feet and is leased to Dowling Fleet Services, an automotive radiator distribution company.  It was purchased as an investment for the buyer.

Fairfield Office Building Sold

February 2004, Fairfield, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced that the medical office building at 309 Stillson Road has been sold to Meland Properties. The building is 5,000 sq/ft and sold for $1.1 million. 

Dr. Twersky, Dr. Hobbie and Dr. Woods were the owners of the property and Dr. Twersky will remain on the main floor.  The Affiliates in Women’s Care Center is the tenant on the 2nd level.

Stratford Building Sold

February 2004, Stratford, CT--Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein, LLC announced today that the former New England Fire Equipment facility has been sold to Yatsinko Tree Removal.  The building is part of an industrial condominium located at 55 Browning Street.  According to Bruce Wettenstein, SIOR, the sales price was $255,000.00.  The company is owned and operated by Robert Yatsinko.  The business was started in 1973 and primarily is involved with tree and stump removal.

Vidal/Wettenstein and The Geenty Group Realtors Co-Broke Sale

February 2004, Branford, CT--Randy Vidal, SIOR announced the sale of 131 Commercial Parkway Branford, Connecticut for $3,675,000. The property consists of 70,000 square feet in four buildings on 8+ acres. Well located in a prominent retail area with visibility from I-95.

The sellers, Cherry Hill Investment Group were represented by Bill Clark and Kevin Geenty, SIOR of The Geenty Group Realtors in Branford. The buyers, Ceruzzi Holdings were represented by Randy Vidal, SIOR.
