Westport Retail Sale and Office Leasing Transactions

January 2010, Bridgeport CT--Robert Lewis, Partner at Vidal Wettenstein announces the sale of 1753 Post Road East in Westport, CT. The Seller was Shine Holding Group and the Buyer Robert Appell. This freestanding 2000 +/- retail building has been a liquor store establishment for several decades, most recently known as Westfair Spirit Shop. The new owners of the property will reopen with a newly renovated specialty wine store, Bottles, in the near future. Mr. Lewis was the sole broker involved in this transaction.
 


Market & Research Corporation recently leased 2,900 sq. ft. of office space at 315 Post Road West in Westport, CT. Robert Lewis is the exclusive agent on this well-known reflective glass building adjacent to the Birchwood Golf Course, and the sole broker involved in this five-year lease transaction.

STARBOARD CAPITAL PARTNERS RELOCATES HEADQUARTERS

December 2009, Bridgeport CT--Starboard Capital Partners is relocating its headquarters to 30 Jelliff Lane in Southport.

Jelliff Lane’s close proximity to I-95 and the Southport train station together with its long recognized reputation as a premier building were the driving factors in Starboard’s decision in selecting this location for its new 2500 square foot home. Starboard Capital Partners is a financial and strategic sponsor that partners with management and private equity investors primarily in the acquisition of companies with initial enterprise values of $25 million to $250 million.

Q-TRAN RELOCATES TO MILFORD

BRIDGEPORT LANDMARK SELLS

October 2009, Bridgeport CT--Bruce Wettenstein, SIOR and Partner with Vidal Wettenstein announced today the sale of the former National Wholesale Liquidator’s building located at 4425 Main Street in Bridgeport. The sale price was $7,850,000. The building is 45,000 square feet situated on 3.68 acres, and was originally occupied by Pathmark. For the past 15 years National Wholesale Liquidator’s had been the tenant. The purchaser, Fortress Development LLC, whose specialty is the development of retail properties, owns numerous retail sites throughout Connecticut. The new owners plan to lease the property to a major supermarket. Fortress is comprised of Michael Berkowitz, Leonard Mosco, and Michael Schinella. The seller of the property was Cornell Main Street, LLC.

Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein was the sole Broker who negotiated the sale. Counsel for the buyer was Dana Friedman of Harlow, Adams & Friedman, PC of Milford. The seller, Cornell Main Street, LLC was represented by Irving Kern from the Bridgeport law office of Cohen & Wolf.

MONROE PROPERTY SOLD

September 2009, Monroe, CT--It was announced today that the Mikron Corporation has sold their property located at 600 Pepper Street in Monroe to Fred George. The building will house the Accutrol Company which presently located in multiple locations in Monroe. The property consists of a 15,000 sq/ft block and steel building situated on 4.9 acres.

Accuspec, Inc. was founded in 1986 by Fred George and has grown significantly in the past twenty three years. Accutrol was founded in 2003 and is expanding its manufacturing capabilities. As a result of the firms growth, the new facility will house the sales and service department, and a separate manufacturing area for airflow control valve fabrication. The move will enhance the firm’s ability to continually offer the finest service and accommodate the growing needs of their clients.

Mikron Corporation will be relocating to a new facility at 200 Main Street in Monroe. The company, which was founded in 1908 in Biel Switzerland, will maintain its repair service of machinery in Monroe. Mikron Technology Group is one of the world‘s leading providers of customer specific machines and systems in the field of manufacturing technology and assembly automation. VALLEY MEDICAL TO RELOCATE TO BROOKSIDE MEDICAL CENTER

August 2009, Bridgeport, CT -–It was announced today that Valley Medical Institute of Trumbull has purchased a medical condominium unit in the Brookside Medical Center, located at 4641 Main Street in Bridgeport.  The 1,800 square foot unit was formerly owned by Doctor Raul Perez who had retired.  The building also houses the medical offices of Drs’ Nelson and Grayer, as well as the TD North bank. 

The owners of Valley Medical Institute Pat Fatone and Tom Masi are looking forward to coming to the local Bridgeport Area. Valley Medical Institute is a private occupational school approved by the Connecticut Departments of Higher Education and Public Health with campuses in Trumbull and Waterbury. The two local entrepreneurs have been running successful health care related businesses for the past 20 years servicing New Haven and Fairfield counties. Tom Masi owner and director of marketing does expect to be ready for business before the holidays. The school runs courses monthly year round. Mr. Masi feels the Bridgeport site will bring a 50% increase in sales in 2010.  Ms. Fatone feels the schools programs are tailored perfectly for the Bridgeport clients, concise monthly courses preparing them for good paying jobs in the Bridgeport area.

PEAK ANTENNAS MOVING TO MONROE

 


 

August 2009-Monroe, CT  It was announced today that Peak Antennas, LLC has signed a five year lease for their new headquarters to be located at 200 Main Street in Monroe. The building is a 28,000 sq/ft multi tenant facility and Peak Antennas will be occupying 2,012 square foot in unit 3A.
Peak Antennas designs and manufactures unique antennas for microwave broadcast and communications applications. Bruce Wettenstein, SIOR of Vidal/Wettenstein was the listing broker and represented Peak Antennas. The building is owned and managed by Sippin Management.

Among the firm’s other noteworthy transaction in 2008; 50,000 square foot Strawberry Hill Shopping Center, located at 420-444 Westport Avenue, Norwalk. 315 Seaview Avenue Bridgeport, the property consists of 6.7 Acres of land and a 60,000 square foot high bay industrial building. ALLIANCE VIDEO MOVING TO FAIRFIELD

March 2008, Fairfield CT-- It was announced today by Bruce Wettenstein, SIOR of Vidal/Wettenstein, that Alliance Video and Post, Inc., of Stamford is relocating to the White Birch office building on Black Rock Turnpike in Fairfield.  The move will take place immediately.  According to Bruce Colgate, partner and President of Alliance, “Traffic and construction in Stamford has become very burdensome, and Fairfield’s small-town vibe with city-quality amenities is very appealing. Vidal/Wettenstein Announces Two Westport Transactions

February 2009, Westport, CT -- Vidal Wettenstein, LLC the Westport based Commercial Real Estate firm announced today the sale of 139-141 Main Street, in Westport, CT. This antique, approximately 4,000 square foot retail building sold for $4,340,000. Robert Lewis, Partner at Vidal Wettenstein, LLC represented the Seller, D &J Main Street, LLC, while the Buyer, United Realty of Connecticut, Inc. was represented by Stephen Westerberg of First Service Williams. Legal counsel for the Seller was Robert E. Grant of Westport, and the Buyer was represented by Bruce Cohen of Fogerty, Cohen, Selby & Nemiroff, LLC in Greenwich.

In another recent transaction, Robert Lewis represented Communico Ltd. in the leasing of their 2,810 sq. ft. new office space at 19 Ludlow Road in Westport. Vidal/Wettenstein Brokers Sale - ACME United Sells Bridgeport Property


December 2008, Bridgeport, CT -- Vidal/Wettenstein is pleased to announce the firm has brokered the sale of the Acme United Property located at 459 Knowlton Street in Bridgeport, for $2.5 million. The purchaser was B & E Juice, Inc., presently leasing space in Bridgeport at the former American Fabrics complex. Situated on more than 4.5 acres of land, the building was once part of a massive industrial complex that produced millions of scissors and other cutlery products. The original structures were demolished and what remains is a 38,000 square foot modern warehouse which will be used by B & E Juice. The company is a distributor of beverages including such national brands as Snapple and Orangina. Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein brokered the sale for both parties. Bank of America Building located at 1120 Post Road in Darien is fully leased

September 2008, Darien, CT -- Robert Lewis, Partner with Vidal Wettenstein announces the leasing of the only remaining office space at the Bank of America Building located at 1120 Post Road in Darien.

Lewis was the sole broker in this transaction with Five Mile River Group, LLC, a consulting company, taking the 1700 sq. ft. of space on the first floor for a five year term. Earlier, as exclusive representative for the building owner, Lewis leased the entire 15,000 +/- sq. ft second to four tenants.

Gault Companies of Westport purchases 315 Seaview Avenue Bridgeport CT

August 2008, Bridgeport, CT -- Vidal Wettenstein is pleased to announce the sale of 315 Seaview Avenue Bridgeport to the Gault Companies of Westport. The property consists of 6.7 Acres of land and a 60,000 square foot high bay industrial building. Formerly known as the Cilco Terminal and thereafter as part of the Coastline Terminal operations. The value of the sale was $2,600,000.

The remaining Coastline Terminal property is at 535 Seaview Avenue and has 80,000 square feet of high bay refrigerated distribution and warehouse buildings with 1,000 feet of deep water dockage resting on 20 acres of and is currently being courted by several interested parties from throughout the region.

Gault is a family owned full service heating oil business in Fairfield County. Also, a supplier of mason and landscape products. The history of the Gault family goes back to 1850 when Robert Gault came to America from Northern Ireland, worked in Norwalk before heading west to work on the Erie Canal. The summer of 1863 saw the start of Gault’s business. The principle services were freight hauling, plowing, hay cutting and grain threshing for the farms in the area.

Vidal/Wettenstein and Beaudry Commercial co- broke sale

July 2008,  Stratford, CT--Randy Vidal, SIOR of Vidal/Wettenstein recently completed an exchange on behalf of ESCO. A worldwide supplier to the funeral industry. ESCOs former location at 1370 Honeyspot Road Extension in Stratford was acquired by Millers Hallmark Stores of Connecticut. Relocating from Stamford to establish a 20,000 square foot distribution facility central to their store locations. Miller was represented by Mark Beaudry, SIOR of Beaudry Commercial in Stamford.

ESCO acquired their replacement property. A 19,540 square foot manufacturing building located at 5 Colton Lane East Lyme. Formerly used to manufacture a line of Hunter sailboats.
The owner was represented by Josh Parsons of Northeast Property Group in New London.

The value of the exchange was $1,500,000

In a separate transaction ESCO disposed of their Canadian manufacturing building in Toronto.

Vidal represented ESCO in their quest to centralize their manufacturing in Connecticut and establish distribution locations, expanding their presence in the international marketplace.

Vidal Wettenstein LLC and Cushman & Wakefield, Inc. negotiate lease
Winklevoss Technologies, LLC leases 5,038 square feet Milford Crown Campus

June 24, 2008 Milford, CT- Scott Zakos, Partner with Vidal/Wettenstein, LLC, announced the leasing of 5,038 square feet of space in the Crown Corporate Campus located at 476 Wheelers Farm Road in Milford, CT.   Winklevoss Technologies, LLC with headquarters in Greenwich, CT will expand its satellite office to Milford.  Jim Spaide, Partner of the software technology firm is pleased with the close proximity to I-95 and the Merritt Parkway and the many amenities located on the campus.

Crown Corporate Campus is a five building, 425,000 +/- square foot, Class A office park situated on 47 acres.  Kevin Foley, SIOR and Torey Walsh of Cushman & Wakefield, represented the landlord, Crown Milford LLC. The lease terms and conditions were not disclosed.  Zakos of Vidal Wettenstein represented the tenant who plans to take occupancy in the early fall.

June 5, 2008, Milford, CT-- Milford Fabricating Company Inc. has purchased the property at 620 West Avenue. Currently located in Milford the manufacturer is in the process of expanding the current operation with the addition of the 7,300 square foot facility located on .74 acres, sold for $662,500.  . The Milford building, which had previously been the home to a packaging company, has relocated to Pepe Farms Road, Milford.  The building suited Milford Fabricating Companys need for more space as their businesses continue to grow and is in a good location off exit 36 on I-95.

Vidal/Wettenstein announces downtown Milford medical/office building now 100% occupied

May 29th 2008, Milford, CT--Scott Zakos, Partner of Vidal/Wettenstein, LLC was the exclusive listing broker for 2080 Bridgeport Avenue, Milford. Zakos said the building in now 100% leased, with the addition of two new tenants. The newest tenants are MTM Industries, LLC and Advanced Interventional Pain Management. The building is a total of 6,930 square feet on .40 acres, located in the center of Milford convenient to the train station, court house, I-95 and the Merritt Parkway. The building owner, is pleased the building is full with the amount of office vacancy in the area. The terms of the lease transactions were not disclosed.

East Coast Sensors, Inc. and Industrial Electric Sales, Inc. move to Stratford

April 2008, Stratford, CT--20 Hathaway Drive, LLC. has purchased the property at 20 Hathaway Drive. East Coast Sensors, Inc. and Industrial Electric Sales, Inc. formerly of Fairfield took occupancy of the 8,000 square foot facility in May of 2006. Their Fairfield property was sold to Al Kleban who has demolished the building to make way for a retail establishment. The Stratford building, which had previously been the home to a printing company, sold for $675,000.

The building suited East Coast Sensors, Inc. and Industrial Electric Sales, Inc. need for more space as their businesses continue to grow. The property offers nearly three times the square footage they formerly occupied and is in a good location off exit 30 on I-95. Gary Heid, President of East Coast Sensors, Inc. has found the space perfect for his manufacturing needs. East Coast Sensors, Inc. has seen tremendous growth in the last few years and has been able to streamline their production meeting their customers needs while utilizing all of their new space. Industrial Electric Sales, Inc. has also benefited from the large office areas and increased warehouse space, being able to stock many of the products their customers require.

Vidal Wettenstein & Arnold Peck Commercial co-broke sale

 

April 28th 08 Milford, CT-- Scott Zakos, Partner with Vidal/Wettenstein, LLC announced today that 57 Plains Road in Milford has been sold for $1,400,000 or $60 per square foot. The three story office building is 24,000 square feet on approximately .78 acres. The building has housed a variety of office tenants since 1989.
The seller, Tarkhan Associates LLC was represented by Kevin Weirsman, of Arnold Peck's Commercial World in Milford. The purchaser, 57 Plains Road, LLC was represented by Scott Zakos, of Vidal/Wettenstein. Zakos said Vidal/Wettenstein will be marketing the space for lease available in the building, with roughly about a third of the building with proposals to lease out. The new owner will be making improvements to the building. The building is conveniently located off exit #36 off I-95 and close to the Merritt Parkway connector as well as Historic Downtown Milford and the train station.

JVK Entertainment invests in Stratford to jumpstart Connecticuts first BounceU franchise


April 2008, Stratford, CT --Scott Zakos, Partner of Vidal Wettenstein, LLC a local commercial real estate firm announced the opening of Connecticuts first BounceU Franchise. JVK Entertainment, LLC has signed a 10,800 square foot lease at 305 Hathaway Drive, Stratford CT. John & Wendy Van Kirk (above), of JVK Entertainment, LLC also of Stratford are the owners and operators of the first local site, which is now open. A Grand opening event will be scheduled for early May.
 

BounceU combines indoor play space in warehouse-sized rooms filled with giant inflatable structures and party rooms which can accommodate up to 70 plus people. The theme is private, safe, secure FUN for any celebration!

April 15, 2008, Darien, CT -- Scott Zakos, Partner with Vidal/Wettenstein, LLC, announced that Canela Investment LLC has leased 2,086 square feet on second floor  space in the Bank of America Building located at 1120 Boston Post Road in Darien, CT.  David Neeleman Chairman of Jet Blue Airways announced plans for the new Brazilian Airline starting in 2009.  The Darien office will serve as the US headquarters while the company grows eventually to a fleet of 76 planes nationwide.

Robert Lewis also partner of Vidal Wettenstein was  the exclusive agent for the owner, F&F Management.   The building is  a well located, attractive office building directly adjacent to the southbound I-95 exit 11 ramp and walking distance to the Darien train station. Canela Plans to occupy the space in May, the terms of the transaction were not disclosed.

negotiate Stratford lease

 

 

April 2008 Stratford, CT--Scott Zakos, Partner of Vidal Wettenstein represented Floor Covering International in leasing 2,025 SF at 45-55 Old South Avenue, Stratford.  Ted Hoyt of Caselli Commercial Properties represented MAD Realty Associates LLC who owns the 18,000 SF multi tenanted industrial building.  David Baker, President of Floor Covering International recently purchased the Eastern Fairfield County Franchise plans to occupy the space immediately and will sell hardwood and carpeting throughout the County.  Richard Clomiro, Esq. of Fairfield represented the tenant in the lease transaction.  The terms of the transaction were not disclosed.

Robert Lewis brokers Westport Avenue retail transactions

April 2008, Norwalk, CT-- The 50,000 square foot Strawberry Hill Shopping Center, located at 420-444 Westport Avenue, Norwalk, anchored by Staples and Blockbuster, recently sold to an entity affiliated with Westport-based Paragon Realty Group LLC.  Robert Lewis, Partner in the Westport commercial real estate firm Vidal Wettenstein represented Paragon, while Joseph Breault, Sr. of M.F. Discala represented the Sellers, SH Realty. 

Mr. Lewis was the sole broker in the sale of 490 and 508 Westport Avenue, a 55,600 retail property which is tenanted by The Fitness and Tennis Club and Ski Market. This property was also purchased by an affiliate of Paragon Realty Group LLC in the last quarter of 2007. 

Paragon Realty Group LLC is a private real estate investment and development company founded by John A. Nelson, managing principal and Daniel P. Weinreb, principal.  Affiliates of Paragon presently own/manage in excess of 2 million square feet of investment real estate, with its major concentration in the retail sector.

March 11, 2008, Milford, CT-- Scott Zakos, Partner of Vidal/Wettenstein, LLC announced that RWH Myers & Company has leased 1,100 square feet at 3 Lafayette Street in downtown Milford.  RWH Myers & Company an accounting firm with headquarters in Chicago is excited to occupy the recently renovated building.  Local architect Ray Oliver recently purchased and renovated the building who also occupies his office in the building.  The building is mixed use office residential building and well located across the street from the Milford Green and train station.  The terms and conditions of the leases were not disclosed.

Colonial Realty and Vidal/Wettenstein, LLC co-broke sale


February 08, Shelton, CT--It was announced today that the 6 Waterview Drive facility in Shelton has been sold to Alpha-Core, Inc. The building is 45,000 square feet on 5 acres, and sold for $3,800,000.00. It was once home to Doran Manufacturing which originally relocated from Norwalk in 1998.

Alpha-Core, based in Bridgeport, Connecticut is an industry leader, developing novel products and processes for the electrical industry. Alpha-Core has cultivated close relationships with a wide variety of customers from individuals and small winding job-shops to multi national manufacturing companies, national laboratories, schools and universities. It's newest development is Poulsen Hybrid, a system for retrofitting a conventional car as a plug-in hybrid vehicle.

Vidal Wettenstein, LLC represents seller in two transactions totaling $1,080,000

February 2008, Stratford, CT-- Scott Zakos, Partner of Vidal Wettenstein, LLC a local commercial real estate firm, represented Ernest C. Bodnar owner, in the sale of 55 & 85 Rachel Drive, Stratford, in two separate transactions. Nature-Plus Inc. a biotechnology development company currently of Stratford, will relocate from Lordship Blvd., to the 5,060 SF building located on approximately .50 acres. The light industrial building with full HVAC sold for $550,000 or $ 108 PSF. Randy Vidal, SIOR of Vidal Wettenstein represented the purchaser. Richard Clomiro, Esq. of Fairfield was counsel for the purchaser.

Deluca Industrial Supplies, Inc. purchased 85 Rachel Drive a 5,110 SF light industrial building on .50 acres for $530,000 or $104 PSF. Angel Commercial represented the purchaser in the transaction. Seth Cooper, Esq., of Brody, Wilkinson & Ober P.C.s Southport office was council for the seller in both transactions.

Vidal/Wettenstein, LLC announces two downtown Milford leases

January 15th  2008, Milford, CT-- Scott Zakos, Partner of Vidal/Wettenstein, LLC announced that Harbor Lites Hair has leased 1,026 square feet and Clinical Research Consulting LLC has leased 1,515 square feet.  Harbor Lites already in downtown Milford will relocate to the building, sometime early this Year.  Clinical Research has taken occupancy in November of 2007, bringing the occupancy to seventy percent occupied.  The building was recently purchased by Bastarache Properties in April for $742,500.  The Medical Office building is 6,860 square feet on .40 acres with two parking lots. The building is currently used as a medical office building and well located across the street from Milford Hospital and the Milford Green.

Ted Hoyt of Caselli Commercial represented Clinical Research and Scott Zakos, represented Bastarache Properties in the leasing. The buildings downtown location is attractive to many medical tenants due to the proximity to Milford Hospital, restaurant shops, and walking distance to the Milford Train Station, Zakos said.  The terms and conditions of the leases were not disclosed.

Zakos of Vidal Wettenstein, LLC negotiates sale/leaseback


Commercial Heating Supply purchases Stratford location

January 16, 2008, Stratford, CT-- Scott Zakos, Partner of Vidal Wettenstein, LLC a local commercial real estate firm has sold 25 Rachel Drive, Stratford to CHS Realty.  CHS Realty an affiliate of Commercial Heating Supply, purchased the industrial facility at 25 Rachel Drive in Stratford, CT, from Mr. Ernest Bodnar for $1.1 million, or approximately $84 per square foot.

Built in 1970, the building measures 13,058 square feet on a little less than a half-acre. Commercial Heating Supply was the property's sole tenant at the time of purchase. It will continue occupying the building as a distribution center for its products.

8 Forest Parkway, Shelton sells for $1.75M


Corporate Mailing Services acquires 15,550 square feet in Shelton

 

 

January 16, 2008, Shelton, CT--Scott Zakos, Partner of Vidal Wettenstein, LLC announced Corporate Mailing Services LLC has acquired the 15,550-square-foot industrial facility at 8 Forest Parkway in Shelton, CT, from 8 Forest Parkway LLC for $1.75 million, or roughly $113 per square foot.

Built in 1987, the building sits on 2.75 acres and features two loading docks and levelators and 13-foot ceiling heights. The property was originally developed for leather goods manufacturing firm Crookhorn Davis Inc., which owned and occupied the building until selling it last year to a local investor for $1.25 million.

Bruce Wettenstein and Scott Zakos of Vidal/Wettenstein LLC represented the seller, while Dick Brown of DeWolfe represented the buyer.

Zakos of Vidal/Wettenstein, LLC co-broke sale with Boynton Commercial

January 15, 2008, Milford, CT.--Scott Zakos, Partner with Vidal/Wettenstein, LLC announced today that the property located at 110 Raton Drive and formerly owned and occupied by   J K B Tool Company in Milford, has been sold to Cadcom Inc.. Both manufacturing companies are expanding their current operations, while JKB, a medical devise manufacturing and precision Swiss screw machining company, plans to occupy a 26,000 SF manufacturing building on the same street. In March, Cadcom will occupy the 10,400 square foot fully air-conditioned building, situated on 2.5 acres of land. The sales price was $1,000,000 or $96.15 PSF.


Daniel and Richard Meisenheimer of Cadcom, Inc. a manufacturer of aerospace parts and components are excited to stay in Milford expanding from its current Quirk Road, Milford location.

Dan Boynton of Boynton Commercial was the listing broker and Scott Zakos represented the purchaser. Legal counsel for the seller was Tony DeChello Esq. of Pelligrino Law Firm in New Haven, and for the purchaser, Dave Piechota, Esq. of Dey Smith & Collier LLC of Milford.
