Zumba Fitness Facility and Anytime Fitness Lease Space in Monroe

August 2010, Monroe, CT--
Robert D. Lewis, Partner at Vidal Wettenstein, LLC has announced the
leasing of a total 8,655 sq. ft. of retail space at Center One Eleven,
380 Monroe Turnpike in Monroe, CT.
A 5,388 sq. ft. space was leased to
a Zumba Fitness facility for a five-year term. The tenant was
represented by Steve Hodson of Hodson Realty, Inc.
The adjacent 3,267 sq. ft. was
leased to Anytime Fitness for a five-year term. Anytime Fitness, with
1,500 clubs open nationwide, is the fastest growing upscale, co-ed
fitness franchise in the world. As the name suggests, Anytime Fitness
is open 24 hours a day.
Mr. Lewis is the exclusive broker
for Center One Eleven, where there are two remaining in-line retail
units available of 1100 sq. ft. and 2,500 sq. ft. In addition there
is an available pad site up to 6,000 sq. ft.

Vidal/Wettenstein LLC & Baldwin Pearson Company Negotiate Sale
18,044 SF Industrial Building Sold to Interstate Battery Systems of
Fairfield

April 2010, Bridgeport , CT--It was
announced today that the Interstate Battery Systems of Fairfield has
purchased an 18,044 SF industrial building located at 109-125 Holland
Avenue, Bridgeport. Interstate is currently located on Commerce Drive
in Fairfield, and the new Bridgeport location will nearly triple their
warehouse space.
Robert Shawah, Vice President of Baldwin Pearson Company, represented
Interstate Battery in the $1,080,000 sale. According to Larry Judge,
owner of Interstate of Fairfield, the new building fits his operation
perfectly accommodating his delivery trucks in a great location near
interstate 95. As a result of the firm’s growth, the larger
warehouse was required and will also house sales and service. The
18,044 SF building on roughly a half acre was part of the former
Bodine Manufacturing Facility.

Westport Retail Sale and Office Leasing Transactions

January 2010, Westport, CT--Robert Lewis, Partner at Vidal
Wettenstein announces the sale of 1753 Post Road East in Westport, CT.
The Seller was Shine Holding Group and the Buyer Robert Appell. This
freestanding 2000 +/- retail building has been a liquor store
establishment for several decades, most recently known as Westfair
Spirit Shop. The new owners of the property will reopen with a newly
renovated specialty wine store, Bottles, in the near future. Mr. Lewis
was the sole broker involved in this transaction.

BRIDGEPORT LANDMARK SELLS

October 2009, Bridgeport CT--Bruce Wettenstein, SIOR and
Partner with Vidal Wettenstein announced today the sale of the former
National Wholesale Liquidator’s building located at 4425 Main Street
in Bridgeport. The sale price was $7,850,000. The building is 45,000
square feet situated on 3.68 acres, and was originally occupied by
Pathmark. For the past 15 years National Wholesale Liquidator’s had
been the tenant. The purchaser, Fortress Development LLC, whose
specialty is the development of retail properties, owns numerous
retail sites throughout Connecticut. The new owners plan to lease the
property to a major supermarket. Fortress is comprised of Michael
Berkowitz, Leonard Mosco, and Michael Schinella. The seller of the
property was Cornell Main Street, LLC.
Bruce Wettenstein, SIOR and partner with Vidal/Wettenstein was the
sole Broker who negotiated the sale. Counsel for the buyer was Dana
Friedman of Harlow, Adams & Friedman, PC of Milford. The seller,
Cornell Main Street, LLC was represented by Irving Kern from the

MONROE PROPERTY SOLD

September 2009, Monroe, CT--It was announced today that the Mikron
Corporation has sold their property located at 600 Pepper Street in
Monroe to Fred George. The building will house the Accutrol Company
which presently located in multiple locations in Monroe. The property
consists of a 15,000 sq/ft block and steel building situated on 4.9
acres.
Accuspec, Inc. was founded in 1986 by Fred George and has grown
significantly in the past twenty three years. Accutrol was founded in
2003 and is expanding its manufacturing capabilities. As a result of
the firms growth, the new facility will house the sales and service
department, and a separate manufacturing area for airflow control
valve fabrication. The move will enhance the firm’s ability to
continually offer the finest service and accommodate the growing needs
of their clients.
Mikron Corporation will be relocating to a new facility at 200 Main
Street in Monroe. The company, which was founded in 1908 in Biel
Switzerland, will maintain its repair service of machinery in Monroe.

VALLEY MEDICAL TO RELOCATE TO BROOKSIDE MEDICAL CENTER

August 2009,
Bridgeport, CT -–It was announced today that Valley Medical
Institute of Trumbull has purchased a medical condominium unit in the
Brookside Medical Center, located at 4641 Main Street in Bridgeport.
The 1,800 square foot unit was formerly owned by Doctor Raul Perez who
had retired. The building also houses the medical offices of Drs’
Nelson and Grayer, as well as the TD North bank.
The owners of Valley Medical
Institute Pat Fatone and Tom Masi are looking forward to coming to the
local Bridgeport Area. Valley Medical Institute is a private
occupational school approved by the Connecticut Departments of Higher
Education and Public Health with campuses in Trumbull and Waterbury.
The two local entrepreneurs have been running successful health care
related businesses for the past 20 years servicing New Haven and
Fairfield counties. Tom Masi owner and director of marketing does
expect to be ready for business before the holidays. The school runs
courses monthly year round. Mr. Masi feels the Bridgeport site will
bring a 50% increase in sales in 2010. Ms. Fatone feels the schools
programs are tailored perfectly for the Bridgeport clients, concise
monthly courses preparing them for good paying jobs in the Bridgeport
area.
